Property Description for 620 Broadway, PH-6F

Once in a while, an authentic loft with terraces comes to the market. 620 Broadway PH6F presents this rare opportunity to purchase a massive and authentic NoHo loft with soaring ceilings and three lush outdoor terraces. This top floor three level loft has seventeen foot ceilings, lovely views of the Beaux Arts architecture of NoHo, and three gorgeous planted terraces. The main level has a sprawling live/work studio with a massive skylight, full bath and full laundry. In addition there is another full bath on this level, and a studio sink. Beyond this skylit studio, a library with floor to ceiling custom bookshelves leads to the double height living room with arched windows, a wood burning fireplace, a recently renovated kitchen with top of the line appliances, and massive entertaining space. A flight of stairs leads to a mezzanine level over looking both studio and living room, with a den/tv room and an intimate guest bedroom. A third bath is also on this level. Upstairs, in a house built on the roof, is the primary bedroom, with three exposures through glass doors leading to the multiple terraces. A huge primary bath features a skylit dressing room with built in closets, a skylit shower, and windows onto the private east terraces. The east terrace has two spaces, one designed for outdoor dining nestled under the water tower, the other planted with flowering plants and herbs, and features an incredibly rare outdoor shower with total privacy. It's like Venice Beach in New York. The west terrace is ideal for basking in the warm rays of the sun and is also beautifully planted and has gorgeous views down Broadway and of the copper cornices of the neighboring grand dames. 620 Broadway is a coop with flexible rules about live/work, pets, and pied a terres. 80% financing allowed.

Noho | Manhattan

Quick Profile

NoHo, an acronym for North of Houston, is a trendy neighborhood with expansive lofts, chic shops, and hip eateries. It was once part of Greenwich Village, but as New York City changes and coolness always redefines itself, the neighborhood, which is more like a small nook, has morphed into a happening secession of its own.

Like many New York City neighborhoods, the boundaries are subjective and the exact location always depends on who you ask. Generally, NoHo is understood to be bounded by East Eighth Street to the north, East Houston Street to the south, Bowery Street to the east (which becomes Cooper Square north of East Fourth Street), and Broadway to the west.

It’s hard to believe that NoHo was once a sketchy no-man’s land with more than its share of dilapidated structures. These gentrified days, it’s a healthy mix of older buildings, renovated warehouses and newer construction by iconic architects. For such a small area, NoHo has three historic districts that cover much of the neighborhood.

Broadway, Bowery, and Lafayette is the business district of the neighborhood. You’ll find it all in this neck of the woods. From trendy one of a kind retailers to popular brand stores. It rivals its SoHo neighbor in places to shop.

Architecture buffs get your walking shoes on. There are many historical and modern buildings throughout the neighborhood. Colonnade Row, the Cable Building, and the Schermerhorn Building are just a few of the many notable buildings you’ll find.
