Property Description for 206 West 17th Street, LOFT-2

Rarely available and boasting 5664sf, this expansive full floor loft offers endless possibilities and awaits you at The City Prairie Condominium.

Massive proportions throughout, 12' ceilings, stunning arched casement windows with NSEW exposure, central AC/heat, brushed concrete floors, two private elevator entrances, and two separate lobbies are only a few of the stunning features of this incredible space. The 2nd floor, designed by award winning Messana O'Rorke Architects, is the only residence in the building which permits live/work, and is currently configured as an enormous office space (current tenant paying $32K per month), plus an entirely separate, oversized one bedroom/one and a half bathroom owner's residence.

The commercial space has a private entrance, reception area, two conference rooms, two open work spaces, four private offices, 12 open desk spaces, kitchen, and 2 bathrooms. Everything about this loft is grand: there are 5 original columns (the only structural points) and 5 plumbing risers, allowing the new owner incredible flexibility to either create the home of their dreams, or continue to benefit from a very lucrative mixed-use property. Either way, this opportunity only comes around once.

City Prairie Condominium was originally a Chelsea warehouse building built in 1910 and reimagined into eleven ultra-chic full floor lofts, constructed by the Tamarkin Company architects in 1997. The building has a full-time doorman and digital/fob elevator access. Conveniently located near amazing restaurants, shopping, the Highline, Chelsea art galleries and close to all transportation including the 1, C, E, M and F trains, it doesn't get much better than this.

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
