Property Description for 450 West 17th Street, 1206

A rare find, this beautiful, sun-filled two bedroom features exquisitely designed modern interiors is a unique corner apartment at the iconic Caledonia because of its exceptional ceiling height of just under 11-feet (the highest in the building), found only on this floor. 450 West 17th Street is perfectly located, on the High Line at the crossroads of West Chelsea, the West Village and the Meatpacking District. The proportions of the apartment allow for easy entertaining, with a gracious living room adjoining a generous open kitchen. A proper entrance foyer (with a large coat closet) leads to a gallery hall connecting the bedroom and the living spaces, and to the full guest bath. The living room boasts oversized windows facing south and east and ample space for lounge seating and a dining area. The second bedroom has been converted to a fabulous den off of the living room, but can be easily returned to a full bedroom as needed. The contemporary kitchen is fitted with bamboo cabinetry and top-of-the-line appliances, including a Sub-Zero refrigerator, Miele dishwasher, Viking convection oven, and Viking cooktop. The primary bedroom suite is unusually spacious, with a huge walk-in closet with custom shelving, and a large en-suite bath boasting a deep soaking tub, double sinks, a separate walk-in shower and a toilet room. A washer/dryer completes the unit. (*Tax number includes NYC condo/coop primary residence annual abatement. The unabated tax is $1,737.81/month.) Completed in 2006, The Caledonia was the first luxury condominium built along the High Line and one of the few offering residents direct access to the world-renowned elevated park. Amenities include full-time doormen and a concierge, fully outfitted roof deck with outdoor showers, lounge chairs, and barbecues, a state-of the-art Equinox gym, a business center, children’s playroom, a parking garage, pet spa, a meditation garden, and an impressive lobby with entrances on both 17th and 16th Streets. This prime Chelsea location is also in close proximity to Chelsea Piers, Little Island (Pier 55), Hudson River Park, the Whitney Museum, Chelsea Market, and is surrounded by many of the world’s finest contemporary art galleries, as well as some of Manhattan’s best restaurants and retail shops.

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
