Property Description for 70 East 10th Street, 15-W

Showing by appointment only - reach out to schedule today! Massive one bedroom with flexible floor plan at The Stewart House! High on the 15th floor in prime Greenwich Village, 15W is now for sale at 70 E. 10th Street. There is so much space in this over-sized one bedroom, which is immediately felt upon entering. The large foyer features room for a bench, console, bar - and a Peloton! There is a generous coat closet. The foyer opens to the living and dining room that can fit a sectional couch, coffee table, and large dining table for eight guests. The original floor plan had an additional separate dining area. This has currently been configured into a second room used as a nursery, and can also be the perfect spot for an office. The walls can easily be removed to revert to the original layout. The kitchen has suburban-sized proportions featuring a full-size dishwasher, oven and stove, and double-door refrigerator and freezer. It overlooks the dining area via a cut through. There is a vent fan in the window to ensure cooking smells and oils are wisped outside. On the opposite side of the apartment is a massive bedroom with a King-sized bed plus loveseat, dresser and desk. There are two huge closets that have been outfitted to maximize storage space. Outside of the bedroom is a linen closet and the newly renovated bathroom features chevron marble floors, vanity cabinet, a sliding glass shower door and Toto toilet. There is also deep built-in storage space behind the door. The apartment enjoys southern and eastern exposures, overlooking the building's landscaped courtyard and 9th Street. There are hardwood floors throughout. The building features a plethora of amenities. Pull up in the private driveway to unload the car, park in the garage and take the elevator up to the apartment. The airy, windowed lobby overlooks a beautifully landscaped garden where residents can relax and enjoy building wifi. The gym and playroom have recently been renovated and expanded, and the laundry room and hallways are about to get a refresh. The building also has bike storage and storage lockers. Located in one of the best spots in Manhattan, every amenity is in close proximity to The Stewart House: fast casual spots like Sweetgreen and Dos Toros, grocery stores like Whole Foods and Gristedes, coffee shops like La Colombe and The Bean, restaurants like Lafayette and Il Cantinori, and workout spots like SoulCycle and Barry's. It's also around the corner from The Public Theater and Astor Wines and Spirits, as well as the N, Q, R, 4, 5, and 6 trains. Pets allowed on a case-by-case basis. Sorry no co-purchasing, guarantors or pied-a-terres allowed. Please note the building allows up to 70% financing and there is a flip tax of 2%.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
