Property Description for 295 Bond Street

Located in the heart of Gowanus and just a few blocks in either direction to both Park Slope and Carroll Gardens sits this fantastic 3BR, 3.5BA, fully renovated, turn-key townhouse. Bathed in light which streams in from the all-glass rear walls on each of its' three floors, this home is open and airy, with a fabulous flow throughout. 295 Bond Street is a modern, contemporary renovation wrapped in an original 19th century Federal brick townhouse exterior, that will surprise and delight you at every turn.

Upon entering the main floor and just beyond the front dining/living area, is the open chef's kitchen. With a huge island that spans nearly a dozen feet, custom cabinetry throughout, and equipped with all stainless appliances including a Bertazzoni oven, this is the center hub of the house and a great place for entertaining. Just past the kitchen on the other side of the breakfast bar is the large and serene living room, complete with a geometric built-in media center and bookshelf. From here, walk out from the sliding glass doors and you have the lovely backyard garden, the first of four private outdoor spaces belonging to the home, and the perfect place in which to enjoy a morning coffee or dinner with friends.

Upstairs are two very large bedrooms, including the primary, with an entire wall of custom built-in dresser drawers and shelves, plus two additional full closets to enjoy. This bedroom has an en-suite bathroom complete with a large separate soaking tub with a skylight above, a glass enclosed shower, and a double vanity sink. From the primary bedroom, step out from the sliding glass doors and enjoy your own private balcony overlooking the garden below. Down the skylit hallway is the second large bedroom, complete with its' own wall of custom built-ins, along with another full bath with inlaid river stone floors, a glass enclosed shower, and a wonderful skylight above.

Completing the triplex is the lower floor which has the third full-sized bedroom with sliding glass doors to the lower outdoor backyard patio. There is also a third full bathroom, a laundry room with fully vented front-loading washer and dryer, under stair storage closets, and a large hallway big enough to put a desk for a WFH space if desired.

The cherry quite literally on top is the gorgeous roof deck, which has been beautifully landscaped with built in benches and planters and is accessible by a full staircase from the third floor. Take in the incredible 360-degree views of downtown Brooklyn, the lower Manhattan skyline in the distance, and the endless sky above, while enjoying dinner al fresco. This space is truly magical.

Other features to note are central AC throughout the house, custom mechanical shades in the living room, and a powder room on the main floor. With all the finishes you'd find in a newly built condo but with complete autonomy, super low annual taxes, and no monthly common charges, this house truly combines the best of both worlds.

Near all the wonderful restaurants, bars, shops, and amenities that have made Gowanus the hippest and most happening place in Brooklyn such as Brooklyn Boulders, Royal Palms Shuffleboard, Ample Hills Creamery, Whole Foods 3rd Avenue, Kick Axe Throwing, Pig Beach, Lavender Lake and more, plus you are just a five-minute walk to the F/G subway at Carroll Street. Don't miss this one!

Gowanus | Brooklyn

Quick Profile

Gowanus is a colorful neighborhood with an industrial aesthetic, tree-lined streets, historic structures, as well as luxury condos and rental buildings. It has a great art scene, fantastic eateries and bars and a 1.8-mile canal that snakes through most of the neighborhood. The variety of elements make it a desirable place to live.

The neighborhood is on the crest of a major change due to a recently passed rezoning plan that will allow more residential construction. Especially around the Gowanus Canal where construction was once prohibited. The plan will bring new jobs, affordable housing, and create a neighborhood with walkable green spaces and amenities. It’s safe to say that change is coming to Gowanus.

Gowanus is bounded by Hoyt Street to the west, 4th Avenue to the east, Warren Street, Baltic Street and Wycoff Street to the north, and Gowanus Expressway to the south.

The neighborhood is named after Gouwane, a chief in the Canarsie Indian tribe. His name, according to the history books, translates to “the sleeper.” Other historic accounts say that the Gowanus name comes from the Dutch word gouwee, which translates to the word bay. Based on early New York History surrounding Dutch settlers and native tribes, both accounts seem plausible.

Gowanus began development as far back as the 1630s when the Dutch arrived. They began building farms and soon realized the marshy lands they settled were not the best for growing crops and farming. They began damming up certain areas of the land with hopes of creating better soil and powering their windmills. This was the beginning of the formation of the Gowanus canal.

The natural estuary was once brimming with oysters and fish. But in the 1800s, the canal was turned into an industrial and transportation waterway. In the mid 1900’s, industrial factories like manufactured gas plants, paper mills, and other businesses opened along the canal and casually polluted the water. It’s cleanup efforts have come a long way but there is still much work to be done.

The newly approved Gowanus rezoning plan has caused lots of buzz this year. Mayor Bill DeBlasio's plan will rezone 82 blocks which will pave the way for an estimated 8,500 new apartments, 3,000 of which would be offered to low and moderate-income New Yorkers. The plan includes major improvements to the local infrastructure. Although the rezoning plan might not create a housing boom today or tomorrow, proponents say the rezoning sets the stage for major growth in Gowanus in the decades to come.

The F, G, D, N, R, and W subway lines service the Gowanus neighborhood.
