Property Description for 40 Renwick Street, PH

This magnificent Downtown Manhattan Penthouse belongs on the cover of Architectural Digest. In fact, this home has been featured in countless design publications throughout the years and this is the first time that this showstopper of a property has been made available for rent since the building was developed in 1994!

Entering through a keyed elevator, this 3,900 SF loft evokes old school NYC soul with its vast amount of space and openness, poured concrete floors, massive and numerous windows, offering 360-degree views, and immensely gracious proportions with 11’ ceilings and the main living space measuring 50’ x 60’. The open configuration of the main floor flows beautifully with defined areas for the living room, which features a STUV wood-burning fireplace, an elegant dining room, and the kitchen of your dreams— with its seemingly endless and sizeable countertop, Viking 6-burner stove, Bosch dishwasher, Subzero refrigerator, and wine storage that holds 1,000 of your favorite bottles. In addition, the main floor also offers a home office, a second bedroom, and a full bathroom and abundant closet space. It’s the perfect place for daily living and for entertaining on an intimate or grand scale.

A dramatic floating concrete staircase leads upstairs to the exclusive and private primary bedroom suite and where the 18’ cathedral vaulted ceiling comes to its pinnacle. The entire second floor is surrounded by serene views of the private 2,100 SF wrap-terrace with Brazilian Ipe wood paneling and landscaped to perfection— reminiscent of an Italian oasis. The massive terrace is adorned with a dining table and chairs—perfect for al-fresco meals, there are various seating areas with lounge chairs, benches, a barbeque grill, herb garden, and an outdoor shower— a sublime and quiet place to reflect, read, dream and create or to share a meal with family and friends and entertain— all in a city that seldom offers so many special and wonderful options.

The primary bathroom is a sanctuary with a claw-foot soaking tub, glass stall shower and large walk-in closet. This home also features a large laundry room with a washer/dryer and sink, a plethora of storage, a split-system AC throughout, a state-of-the-art sound system.

Located in a boutique building on a quiet street in Hudson Square at the intersection of Tribeca, Soho, and the West Village—this is the hottest neighborhood in Manhattan and located blocks away from Disney’s new Headquarters and Google’s new $2.1B office and more! The Penthouse at 40 Renwick is perfection in and of itself— and proximate to the Hudson River along with many of the best restaurants, shops and offerings in NYC.

This boutique Co-op has Condo rules and a very simple application approval process and is also pet-friendly. It is available starting in January 2022 for a 1-year lease term. Please contact Cote Luxury Real Estate to see the video tour or schedule a private viewing of this truly exceptional home.

Quick Profile

Famous for its art galleries, designer boutiques, cobblestone streets and cast-iron architecture, SoHo has always been full of buzz - wowing both tourists and locals alike. It’s rich with history (more so than most neighborhoods). So, whether you’re a computer nerd, serial shopper or foodie, you’re guaranteed to find something exciting to do in this storied neighborhood.

SoHo is bounded by Houston Street to the north, Canal Street in the south, 6th Avenue to the west and Crosby Street on the east.

The neighborhood has gone through many ups and downs over its long history. Enough to make a voluminous history book. When the Dutch discovered Lower Manhattan, they came across indigenous people living on the island. Technically, the American Indians were the first Manhattanites and then the Dutch moved in making them the second original Manhattanites.

After the Civil War ended, the west side of Lower Manhattan flourished because the shipping routes changed. Textiles and the need for all types of products increased. Warehouses and large lofts were built and replaced farmland to accommodate the commerce. Many of those buildings are still standing and give SoHo its unique character and charm.

The bustling commerce eventually stopped and in the mid 1800’s, well-to-do families began moving into SoHo. They built exquisite buildings, many of which are characterized by their cast-iron facades. Soon after it became residential, theatres, music halls and eateries followed. The wealthy eventually left and the once prosperous district began another decline.

The 1960’s marks SoHo’s most definitive period. City planners lost their bid to build a major highway that would level a portion of the neighborhood and many historic buildings. After their failed attempt to revitalize SoHo, artists quickly moved into the empty lofts and warehouses. Some legally, and other move-ins, not so legal. The city turned a blind eye. Artists of all mediums working from their new creative spaces created a ripple in the art scene. It was such a ripple that the well-to-do uptown crowd started buying their art and hanging out with them. The uptown folks eventually moved into the neighborhood and began buying up the lofts and warehouses. As soon as the word spread, up went the property values and the rest is history.
