Property Description for 25 Sutton Place South, 6-E

Welcome to residence 6E, one of the most sought-after residences at Cannon Point North. Perched above the East River, 6E offers a picturesque view over the river, trees, and grass; the Sutton Place Park promenade and the Queensboro Bridge. The same vistas were featured prominently in the movie Manhattan. Enter a spacious, sun-drenched open foyer and 32-foot-long living room. The space features new wall-to-wall windows, new in-wall a/c, generous closet space, cleaned and polished wood floors, new outlets and newly repainted walls, ceiling, and trim in a beautiful white that will appeal to all. Host a party of eight in the dining area, which features a beautifully constructed floor-to-ceiling built-in bookshelf and convenient access to a windowed kitchen. This was recently updated with refined cabinets and knobs, Liebherr refrigerator, Bosch dishwasher, Viking range, and microwave. The countertops are granite and backsplash off-white subway tiles. The residence has a convenient two-bedroom split layout. The generously proportioned primary bedroom comes with an updated en-suite bathroom with new water-saving toilet, four closets, and an expansive view over the treetops and the East River. The secondary bedroom is as generous in space and has access to two large closets and another recently updated full bathroom with subway tiles and also water-saving toilet. Cannon Point North is a luxury doorman building that features a full-time concierge, two laundry rooms, a gym, additional storage, and an attached parking garage with discounted rates for shareholders. Wind down on the serene and lush common garden patio on two levels, adorned with chairs and umbrellas. It’s an ideal spot for boat watching or to enjoy a glass of wine, read, socialize with friends, or watch the July 4th fireworks. The building permits 50% financing and Pied-A-Terre for purchasers. The maintenance includes gas and electricity. The 2% flip tax is paid by the purchaser. In addition, owners benefit from the discounted internet/cable/telephone service ($66.50). There is a special assessment of $318.55 per month that continues until 12/31/2021, so it’s almost done. Cats are permitted but not dogs. Washer/dryers are not permitted. Some of the photos have been virtually staged.

Sutton Place | Manhattan

Quick Profile

Sutton Place is usually described with favorable words like charming, cozy, great neighborhood, hidden gem, sanctuary, or even small village inside a big city. Those descriptions aren’t from real estate folks either, they’re from the people that live and work there, so it must be true.

The quiet and upscale neighborhood is more like an enclave. It’s bounded by East 53rd Street to the south, East 59th Street to the North, First Avenue to the west, and the East River to the east. Most residents will tell you that everything you’ll ever need is located in the neighborhood. When it’s time to venture out into the cityscape, Sutton Place is within easy reach to Midtown and cultural attractions like the Museum of Modern Art, Rockefeller Center, Central Park and other iconic sites.

Manhattan has always had notable celebrity residents. But for unknown reasons, Sutton Place has had more than its share of superstars over the years. Some of the more iconic celebs include: Marilyn Monroe and Arthur Miller, Freddie Mercury, Sigourney Weaver, Joan Crawford, Michael Jackson and sister Latoya (Just for one summer).

Sutton Place is named after Effingham B. Sutton, a shipping merchant and entrepreneur. After hitting it big in the California gold rush, Sutton built brownstones along East 57th and East 58th streets with aspirations of making the section more residential. Poverty and crime dashed his dreams. The street gangs that hung out along the dead-ends and cul-de-sacs added to the neighborhood’s decay. Sutton was about to give up on his development endeavors but the Vanderbilt’s and the Morgan’s showed up in the 1920s and transformed the neighborhood. It soon became a wealthy enclave.
