Property Description for 7 West 131st Street, A-1

Welcome home to this lovely triplex garden townhouse at The Parkview Condominium. Combining the best of all worlds- townhouse space and privacy, multiple private outdoor spaces, with the convenience of condominium ownership- and attractively low monthlies. Move right into this cheerful, spacious, welcoming home.

You enter from the street through a private gate positioned as your own front porch with plantings and room for comfortable seating. Upon arrival, the spacious sun-filled south facing living room and dining area are bathed in light throughout the year with views of lush greenery. The kitchen is open to the living room and offers ample room to cook and features modern stainless steel appliances with plentiful cabinet, and counter space making home cooking a true pleasure- you'll never run out of essentials thanks to the ingeniously designed custom pantry. Beyond the kitchen is a king sized garden facing bedroom with a renovated full bath and Juliette balcony- quiet- bright- and serene. A full-size washer/dryer is also located on this level of the home.

One floor up is the enormous primary suite, perfect for rest and relaxation. Glass sliding doors open to a large balcony with space for a table and chairs, perfect for your morning coffee and glass of wine after a long day. The pristine en-suite bath has dual sinks and an oversized step-in shower.

The lower floor is a flex room which can be used as sleeping quarters, entertainment space, recreation room, office or den and has its own entrance, a powder room, and access to the stunning private outdoor space with wooden deck, plantings, surrounded by gardens, which is large enough to create the backyard of your dreams. The lower level also features a private storage room that will transfer with the sale, as well as bike storage.

The ParkView condominium, originally built in 2006, features a common back yard, a caretaker on staff, and offering low common charges and very low taxes thanks to a 421a tax abatement with over 10 years left. Three buildings built in a modern, townhouse style comprise the condominium, complimenting the classic townhouses in the area. The building is located on a very quiet street in Central Harlem immediately adjacent to two parks and playgrounds, and all of the conveniences of city living including nearby schools, shopping and public transportation.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
