Property Description for 415 East 54th Street, 5-EF

Unparalleled privacy and quiet for each household member at this price point. Thoughtfully laid-out, 4-bedroom / 4-bathroom condominium in one of the finest buildings in the Sutton Place neighborhood, St. James's Tower. Unlike many four-bedroom apartments, the well-partitioned layout between living areas and bedrooms allows each household member personal space to do work from home or homework. A second front door to the common corridor could work well for a home office or certain live-work situations. Combination provides two independent, well-separated living rooms (one currently used as a playroom). This apartment benefits from three exposures, including an open northern view out of the front four rooms. High, 9'2", ceilings throughout as well as oversized doors provide a sense of scale. There is an in-unit washer/dryer as well as ample closet space throughout. Neighboring apartment bedroom only touching one-bedroom wall.

This combination of a 991-sqft, E-line, and a 1,178-sqft, F-line, is enhanced by the as-of-right enclosure of 54 sqft of hallway space (perpetual easement) from the condominium to create a total of 2,223 sqft. Among the other benefits of being an oversized combination, this apartment features two master-bedrooms with en-suite bathrooms, each with shower and tub. A dedicated HVAC unit was added to the fourth bedroom to provide comfortable climate control. The unit includes a large walk-in storage closet as well. Thanks to the design of the combination, reverting to stand-alone 2BR/2Bth and 1BR/2Bth units would be straightforward, requiring no new walls or major construction.

St. James's Tower is a full-service, white-glove condominium located in the Sutton Place neighborhood. The building features: 24-hour doorman service, concierge, Resident Manager, roof deck, bike storage, fitness room, and for rent storage cages. Investor Friendly. The building's mid-block location on East 54th Street helps keep the apartments quiet, tucked away from noise on First Avenue. Easy access to major transportation including the E, M, & 6 trains as well as several bus routes. Note: There is a 5% assessment, $151.63, ongoing assessment in place. Dimensions taken from Offering Documents except hallway enclosure which comes from an architect's measurement, but for exact dimensions please hire your own architect or engineer.

Sutton Place | Manhattan

Quick Profile

Sutton Place is usually described with favorable words like charming, cozy, great neighborhood, hidden gem, sanctuary, or even small village inside a big city. Those descriptions aren’t from real estate folks either, they’re from the people that live and work there, so it must be true.

The quiet and upscale neighborhood is more like an enclave. It’s bounded by East 53rd Street to the south, East 59th Street to the North, First Avenue to the west, and the East River to the east. Most residents will tell you that everything you’ll ever need is located in the neighborhood. When it’s time to venture out into the cityscape, Sutton Place is within easy reach to Midtown and cultural attractions like the Museum of Modern Art, Rockefeller Center, Central Park and other iconic sites.

Manhattan has always had notable celebrity residents. But for unknown reasons, Sutton Place has had more than its share of superstars over the years. Some of the more iconic celebs include: Marilyn Monroe and Arthur Miller, Freddie Mercury, Sigourney Weaver, Joan Crawford, Michael Jackson and sister Latoya (Just for one summer).

Sutton Place is named after Effingham B. Sutton, a shipping merchant and entrepreneur. After hitting it big in the California gold rush, Sutton built brownstones along East 57th and East 58th streets with aspirations of making the section more residential. Poverty and crime dashed his dreams. The street gangs that hung out along the dead-ends and cul-de-sacs added to the neighborhood’s decay. Sutton was about to give up on his development endeavors but the Vanderbilt’s and the Morgan’s showed up in the 1920s and transformed the neighborhood. It soon became a wealthy enclave.
