Property Description for 2362 Adam Clayton Powell Blvd

Occupied by only its 2nd owner, this gracious 5 story plus sub-basement Georgian-style townhouse was built in 1896 but not inhabited until 1920. The original owner, Clifton Norman D.D.S., was one of the first African-American dentists to practice and live in Strivers' Row. The townhouse has the distinction of being the only remaining single family in Strivers' Row facing Adam Clayton Powell Jr Blvd and has always been a family home. Still retaining its original layout, many prewar features plus original hardwood floors throughout as well as some of Doctor Norman's "tools of the trade" and personal belongings, this 4,112 square feet home is comprised of 14 rooms including 7 bedrooms, 5 bathrooms, and 9 decorative fireplaces.

The parlor floor boasts 11-foot ceilings and consists of a foyer, a formal sitting room in the front with a decorative fireplace, a Juliet balcony, and a gallery for your artwork in the central area (plus a second fireplace). The formal dining room in the rear has another decorative fireplace and a full bathroom (formerly the pantry which retains the servants' stairs to the kitchen below). The garden level features a living room or den in the front, a spacious eat-in kitchen, a full bathroom, and access to a secluded rear yard with egress to West 138th Street. The 3rd floor consists of 2 bedrooms, one with a dressing closet, and a full hall bathroom. The 4th floor consists of 2 bedrooms (one currently used as a 2nd kitchen) and a full hall bathroom. A large, original skylight brightens the 5th floor which has 3 more bedrooms (one with 2 large walk-in closets) and a full hall bathroom.

Near the B/C subway trains on St. Nicholas Ave and the 2/3 subway trains on Malcolm X Blvd. Close to neighborhood landmarks such as the Alexander Hamilton Grange in St. Nicholas Park, historic Strivers' Row, the Schomburg Center, Harlem Hospital, and the Harlem YMCA. In proximity to popular restaurants, bars namely Londel's, Belle Harlem, Reverence NYC, Renaissance Harlem, Ponty Bistro, The Edge Harlem and Break Juicery. Gourmet shops such as Make My Cake. Local cafes including Proof Coffee Roasters, Ink Harlem, The Monkey Cup, Manhattanville Coffee & NBHD Brulee plus a wide array of shops, services and grocers including Key Food, the Harlem Whole Foods as well as Trader Joe's & Target coming soon to West 125th Street.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
