Property Description for 191 Pulaski Street

Welcome to one of the most beautiful brownstones in Bed-Stuy! 191 Pulaski Street is a remarkable, 20' wide, 3500+ SF, two-family home that was lovingly renovated with a unique blend of original details and modern fixtures (Viking, Wolf, etc.). It features wide-plank oak floors, marble tiles, and ~11' ceilings that allow a remarkable amount of light through the detailed south-facing windows. The massive Owner's Unit is composed of three bedrooms, two and a half bathrooms, a terrace, a front yard, a full back yard that comes with a jacuzzi and grill, as well as an actual wood-burning fireplace(!). As you saunter into the bright and beautiful living/dining room, take a second to note the interlay between the moldings, stained glass, and mantlepiece before moving to the large chef's kitchen or upstairs to the studio-sized master bedroom and gorgeous master bathroom with a soaking tub, shower, and domed skylight. The Renter's Unit on the garden floor is composed of two bedrooms and one bathroom, has access to the front and back yards, as well as a very usable full basement that the current tenant designed to perfection. For investors, the rent for both units was just shy of $10k/month during Covid and there is also an additional 1,180 buildable square feet if you ever wanted to expand back or add an additional floor.

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
