Property Description for 206 Front Street, PH-B

Architecturally distinct, gut renovated penthouse condo streaming with sunlight, iconic skyline, bridge & river views, over 621 square feet of private and landscaped outdoor space. This striking 2 bed, 2 bathroom home was fully renovated less than three years ago to create a modern and tranquil space with rich 7 1/2" white oak floors as well as clean and contemporary lines throughout with the addition of the latest in modern appliances and smart-home technology, making it an ideal alternative to nearby new development. Two deeded tandem parking spots available to be sold separately. The centerpiece of the airy open living/dining area is the dramatic solarium-style windows that flood the space with abundant natural light and provide easy access to one of the condo's two private terraces. Both outdoor spaces have been professionally designed and landscaped including easy to maintain perennials, planters, automated irrigation systems, and electric and solar lights. One of the terraces is right off the kitchen, with a dining table for 8 and breathtaking views of the Manhattan skyline and the Brooklyn and Manhattan bridges, with an outdoor cooking station attached to the terrace's natural gas outlet. An added bonus is the second outdoor space which can be accessed from both bedrooms and features an outdoor waterfall, stunning views of the downtown Manhattan and Brooklyn skylines, and multiple sectional seating for relaxation. A thoughtfully updated cook’s kitchen – fully renovated in 2019 – is well appointed with an extra large waterfall Caesarstone Statuario Nuvo island and backsplash, custom cabinetry, Viking stove, SubZero fridge, Viking Drawer Micro Oven, and Bosch dishwasher. Brass hardware, and pendant lights imbue the space with elegance and warmth. South-facing and awash in natural light, the primary bedroom is expansive and serene. It incorporates a large walk in closet, fully customized with Elfa shelving and opens to a large private balcony. An en-suite bathroom has been renovated with double teak wood vanity, LED mirror with defogging technology, and features a large soaking tub. The secondary bedroom has views of the city, direct access to the terrace, and built out closets. Other appointments of this special Alexa-enabled smart home include updated Mitsubishi HVAC, a new in-unit Bosch washer/dryer, motorized blinds, updated energy-efficient recessed LED lighting throughout, and a private storage space with shelving. Originally built in 2006, the pet friendly Vista on Vinegar Hill offers residents a fitness room, bike room, lounge, spacious courtyard, 1800 sq ft roof deck with gas grill, and a private garage. 421A tax abatement is in place until 2023. Situated among the neighborhood’s cobblestone streets it’s nearby to institutions like Vinegar Hill House and Cafe Gitane as well as Dumbo's dynamic offerings: 85-acre Brooklyn Bridge Park; crowd favorite Jane's Carousel; noted performing arts space St. Ann's Warehouse; a wealth of restaurants, bars and boutiques; Empire Stores; and Time Out Market. The area is also bookended by the thriving creative, industrial, and tech hubs at the Brooklyn Navy Yard and Wegmans supermarket. Just one stop into Manhattan on the F train, nearby commuter ferry and A & C lines.

Dumbo | Brooklyn

Quick Profile

DUMBO, which is an acronym for Down Under the Manhattan Bridge Overpass, used to be a lively industrial and manufacturing zone, full of large factories and warehouses. These buildings have now been converted into expansive lofts, theaters, galleries, and office spaces for start-up companies. These larger residential spaces are attractive to families and creative artists and writers who need space to dream and create.

DUMBO was named in 1978 as a sort of reverse marketing ploy to try to keep people from swarming into the area, attracted by the quaint tree-lined streets, elegant historic brownstones, large lofts, and views of Lower Manhattan. It was felt that this influx of people would change the nature of the neighborhood. It was hoped that by giving the area a ridiculous name, nobody would want to live there.

Many of the neighborhood’s bars, hotels, and restaurants capitalize on the stunning waterfront views and the Manhattan skyline in the background. Interesting and fun cultural events are held under and around the Brooklyn and Manhattan Bridges that connect DUMBO to Manhattan. One of these is the annual Oktoberfest.

With beautiful vignettes of the Manhattan and Brooklyn Bridges being framed around every corner, DUMBO provides residents and tourists with charming, and often surprising, views. Because the neighborhood is eminently walkable and filled with unique shops, it feels like a small town on the edge of a major urban waterfront. Once people move to DUMBO, they tend to stay and become involved in the community.
