Property Description for 415 East 52nd Street, 1-CB

This is the one you've been looking for with the LOWEST maintenance for a two bedroom in a luxury full service building! Sprawling and prestigious living is the standard in this spacious 2BR, 1 bath home at the renowned Sutton House. Ideally located, on a quiet tree-lined cul-de-sac between Sutton and Beekman neighborhoods, this home is a charming expression of classic Manhattan living. Nestled less than a half block away from Sutton Place Parks, this well laid out apartment is a rare find. Features of the home include plenty of closet space, a thoughtful open layout, and newly renovated tile and wood flooring throughout. The large entryway, equipped with two well proportioned closets, leads into the vast living and dining areas which have south and west facing exposures. Adjacent to the entry foyer is a passage to the kitchen on one side, and a hallway with a well-shelved linen closet on the other, which leads to the full bathroom and passage to the primary bedroom. The primary bedroom features south exposure, a massive reach-in California closet, and a subway tiled bathroom and a step-in shower. A second bedroom is tucked on the other side of the living area. The pass-through kitchen has a marble breakfast bar and countertops throughout, stainless steel appliances, gas stove, extra ventilation, ample cabinet storage and a separate pantry in the kitchen hallway. As its currently set up, the kitchen can remain a separate space, or can be easily expanded into an open concept kitchen and dining area. The Sutton House building is surrounded by fantastic restaurants, bars, cafes, shops, parks, neighborhood amenities, and is located only 3 blocks from the subway (E, M, 6), one block from a dog park and around the corner from Sutton Park. Since converted to cooperative in 1981, Sutton House’s desirability continues to flourish offering above average resale values and below average maintenance costs for its shareholders. Full service building amenities include concierge with a 24-hour doorman, large fitness center and health club (annual fee of $180 per person), 24-hour parking garage, bike room, large updated laundry facilities, storage, a landscaped courtyard and 3 landscaped rooftop decks. Pets are welcome!

Beekman Place | Manhattan

Quick Profile

Beekman Place is less of a neighborhood than it is a quiet two-block enclave just north of the United Nations on the far eastern edge of Turtle Bay. There is only one street that runs through the neighborhood, also called Beekman Place, that wraps itself around 49th Street and 51st Street.

This bucolic little stretch of the east side has always been a cherished spot for those fortunate enough to have found refuge here. The noise and the street traffic from the city surrounds is virtually non-existent as there are no through streets in this neighborhood.

The neighborhood composition largely consists of a few clusters of townhouses and prewar co-ops. The exception to the rule is the charming art-deco-styled Beekman Place Hotel at the corner of First Avenue and 49th Street and the two post-war towers, 860 and 870 UN Plaza that front the grounds of the United Nations.
