Property Description for 521 West 47th Street, 3-A

A stunning mint home with 11'4" beamed ceilings, exposed brick painted white, and a large wood burning fireplace awaits. The apartment is located on the third floor of a boutique walk-up loft Coop. The 925 square foot home feels much larger because the super tall ceilings are in all the rooms including the kitchen, bath and 3 closets. It faces south through three oversized windows with truly exceptional sunlight all afternoon; the windows have electric wired remote solar blinds and under window air conditioning. The floors are an elegant medium brown oak strip throughout. The home is wired for sound with volume controls in the bedroom, kitchen and shower! This broker/owner home was completely remodeled and includes a huge full-height fitted California closet/dressing room (with mirrors in the french door insets). There is more than enough room for all your clothes, shoes and luggage; another California closet in the foyer with two hidden storage boxes above, and a third closet with your Bosch Washer Dryer plus a shelf above! There is also a home office corner in the living room with custom metal shelving above. There are three 9 foot high sliding flat panel barn doors painted to match the apartment walls that allow you to completely open up the sleeping area and hallway or close it all off - you decide. The chef's kitchen has a rare white marble countertop with horizontal veins and a stunning tall matching marble backsplash. There is a combination of open metal shelving and dark gray cabinetry. The kitchen has all professional appliances including a Thermador 30" counter depth refrigerator and matching Thermador dishwasher, a powerful Blue Star gas range (which is a cook's dream), a built in microwave, plus a large chimney style Kitchen Aid range hood. There is a sweet "breakfast bar" with two bar stools as well. The sleek full height bathroom has chevron marble brown/gray flooring with clean white porcelain tiling in the oversized walk-in glass shower. The home is located in West Hell's Kitchen with Sullivan Street Bakery on the block. There are 3 great dog parks nearby, plus the Hudson River Park and bike path and you are walking distance to Broadway and Lincoln Center. Note: Capital Reserve assessment of $40/month through December of 2022. The Bakery Coop is a 16 unit professionally managed boutique building with a modern lobby, a virtual doorman, package room, bike room, and laundry room. The building has a condo-like liberal sublet policy, and pied a terre's are allowed. It makes for a great investment. This is a rare opportunity to acquire a true Manhattan loft apartment in mint condition in a great neighborhood.

Hell's Kitchen | Manhattan

Quick Profile

There is some mystery surrounding Hell’s Kitchen and how it got its name. There’s the tale about two policemen discussing how horrendous the neighborhood was back in 1880’s. The rookie cop turned to the veteran cop and said, “this place is hell.” The veteran cop replied, “No, this is hell’s kitchen.” Some say it's named after a notorious 19th century motorcycle gang. Even the historians will tell you the neighborhood's name has dubious origins.

Regardless of how it got its name, Hell’s Kitchen is here to stay.

Hell’s Kitchen is an iconic neighborhood on the west side of Manhattan. Its boundaries are 34th and 59th streets and 8th Avenue to the Hudson River. The neighborhood has a dense urban feel with plenty of bars, bodegas, restaurants and coffee shops. It’s inhabited by an eclectic mix of young professionals, long term residents from the old days, LGBQT community and members of the performing arts community - due to the highest number of off Broadway theatres in all of New York CIty.

From the early 1800’s to the 1980’s, Hell’s Kitchen held the title for one of the toughest neighborhoods in the city. In its early history it was populated by poor working class Irish and street gangs. Riots, violence, and crime were not uncommon. During prohibition times it was said that Hell’s Kitchen had more speakeasies than children.

Several attempts of neighborhood rebranding have taken place over the years. Clinton, Midtown West, and even the short-lived Hell’s Canyon are a few of the replacement names that have been used. Hell’s Kitchen has a lot of grit and no shortage of fortitude. A trendy name change seems doubtful.

Hell’s Kitchen benefited greatly from the Times Square clean up in the 1990’s. When crime rates lowered and adult theatres and prostitution disappeared, Times Square became less sleazier. Soon after, Hell’s Kitchen changed. The days of Gangsters, Irish immigrants, and rough and tumble housing tenements are part of its storied history. They’ve been replaced with bars, bodegas, restaurants, off broadway theatres, and luxury buildings. The recent completion of Hudson Yards and the Highline extension has brought new life into Hell’s Kitchen

Low-rises, brownstones, row houses and 5 to 6 floor walk ups with studio and one bedroom apartments are common in Hell’s Kitchen. The local zoning laws from previous years kept the building heights on the lower side. Over the past decade, developers have been granted exceptions to building height zoning laws and created more modern highrise developments.
