Property Description for 88 Wyckoff Street, 3-F

Rarely available sun-drenched and fully renovated dramatic loft CONDO is finally available at the perfect intersection of picturesque Boerum Hill and Cobble Hill. This converted historic elevator loft building is a unique offering with amazing condos that almost never come to market. Situated right off of dynamic Smith St., within a block from Court Street, Bergen Street, and every subway and amenity that you could ever desire at Borough Hall, apartment 3F is the best of all worlds in terms of space, light, high ceilings and location. And don't miss the common roof deck with Manhattan views for your added enjoyment. Enter into this sunny and serene loft via a whitewashed curving hallway complete with multiple custom closet spaces, an extra-large Samsung vented washer and dryer, and a spa-like bath with spacious steam shower and floor-to-ceiling subway tile. From the sizable and practical foyer you will then enter into a striking Great Room where you will be greeted by 12' ceilings, a woodburning fireplace, and a wall of oversized walnut-framed windows with skyline views. Having undergone a dramatic renovation just a few years ago, this split layout offers a large primary suite on one side, a massive living/dining and kitchen space in the middle, and a spacious home office/guest bedroom with multiple closets including a walk-in AND a hideaway office nook. The chef's kitchen is a work-of-art offering an oversized island for prep, an exposed steel and vented hood over a Dacor range with double ovens, and a vast amount of honed soapstone countertops both practical and beautiful. Outfitted with modern flat-front walnut drawers on the lower level, and white lacquered custom cabinets that run all the way to the ceiling for maximum storage. A suite of paneled professional appliances, and an extra-deep double sink and garbage disposal complete the package. Elegant and practical millwork has been built-in throughout the loft, offering storage at every turn and taking full advantage of the massive volume that only a loft space like this can truly offer. A real woodburning fireplace has been transformed by a Mid-century inspired soapstone mantle that pairs perfectly with a custom walnut credenza and a floor to ceiling bar closet that can remain open for display or closed for discretion. The opposing wall has a sliding door that instantly hides your oversized TV and also offers a multitude of shelving and storage. And let's not forget to mention that this room is large enough to accommodate an oversized dining table AND a super comfy living space. Entertain at home OR just enjoy a space large enough to really spread your wings. The light-filled primary suite accommodates a king bed, and also includes a built-in custom vanity and drawers, another TV hideaway, a large walk-in closet and a second closet, all custom outfitted. The en-suite bath has pristine white subway and mosaic tiling, an extra-deep soaking tub and shower, and an unexpectedly spacious linen closet. Throughout the home you will also enjoy pristine hardwood floors, newly updated central heating and cooling via NEST thermostats, ceiling fans and Lutron lighting on dimmers. 88 Wyckoff is a well-established 42-unit elevator condo in the best Boerum Hill location. It is pet-friendly, has a common roof deck, and offers low maintenance due to its strong financials and substantial reserve fund. Located on the border of Boerum Hill, Cobble Hill, Downtown Brooklyn, Carroll Gardens, Brooklyn Heights, Brooklyn Bridge Park, and so much more so nearby, including Manhattan just one subway stop away. You will lack for nothing!

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
