Property Description for 238 East 30th Street, 5-R

Captivating Kips Bay

Your penthouse retreat awaits, where the light gets brighter and the city vista more dramatic. This charming one bedroom home is positioned in the quiet and sunny backside of this historic townhouse. This high-ceilinged, exposed brick beauty is rich in character.

THE APARTMENT - Classic, pre-war NYC living- in the midst of it all - yet with a calming, recharging, feel-good soul is what you'll experience the moment you walk into residence 5R. With treetop views, blue sky, southern exposure and open vistas this home delivers a penthouse spirit without a penthouse price tag. The hardwood floors, 9 foot ceilings and exposed brick wall create a homey, airy, cozy vibe. The galley kitchen is updated and includes a dishwasher, plenty of counterspace and abundant storage. The bathroom is located off the common space (not in the bedroom!) and there is even a dedicated work-from-home nook. For those warm summer nights the apartment is equipped with through the wall air conditioning. There is an assessment of $104 per month.

THE NEIGHBORHOOD - 238 East 30th Street is located in the heart of Kips Bay and offers easy access to transportation. You'll be able to travel anywhere you need to go via the 6/N/R/W subways or the 34th Street crosstown bus. Don't miss some of our favorite neighborhood restaurants near this lovely home; Vezzo, Penelope, Sweetgreen and Norma. Conveniently located near the Ferry to Brooklyn and LIC, Grand Central, NYU Dentistry and Baruch. For the outdoor enthusiast, Madison Square Park is just a few blocks away and regularly features art installations. For the home chef, Trader Joes, Fairway and the Dag Hammarskjold farmers market are all within a few blocks.

THE BUILDING - Perched in a historic, 1870, walk-up building, this boutique cooperative has an elegantly renovated lobby, is wired for Spectrum, is pet friendly (with approval), it's equipped with a bike room, storage lockers, laundry room, a European style courtyard for shareholders enjoyment and 80% financing is permitted. The board will consider gifting, parents buying for/with a child, co-purchasing and guarantors.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
