Property Description for 157 East 32nd Street, 18-D

THE APARTMENT: Welcome to apartment 18-D, a lovely alcove studio complete with private balcony, at L’Isola Condominium. This bright and cheery home sits high above the action on the 18th floor and faces north, allowing plentiful light to fill the space throughout the day. Captivating views are the perfect backdrop whether in the home or on the balcony, and the Chrysler Building, which is visible in all its glory, is all the art you’d ever need. Back inside, the space proves to be as functional as it is beautiful, with a tucked away pass-through kitchen, and a deep sleeping alcove. This configuration, along with the positioning of the large wall of windows, offers ease of separation of space to create a one-bedroom feel. This home has no shortage of storage, with three large closets for maximum organization. 18-D is just one of four apartments on the 18th floor, offering a private intimate feel, and the perfect place to call home. THE BUILDING: The L’Isola features a full-time doorman, resident-only gym and sauna, and a charming rear patio garden. The building is very well maintained, with covered entry, grand lobby, upgraded hallways, and laundry facilities within the building. THE LOCATION: The building is Ideally located at the crossroads of Kips Bay and Murray Hill and offers very easy access to the subway on Park Ave, the Midtown Tunnel and Grand Central. Tons of great restaurants and shops are just outside the front door, including a Trader Joe’s just around the corner.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
