Spectacular summer entertaining and sprawling updated interiors await in this breathtaking three-bedroom, two-bathroom loft penthouse with a new private roof deck in desirable Northwest Tribeca.

Spanning roughly 1,800 square feet, this top-floor home is filled with extraordinary natural light thanks to eastern and western exposures and massive skylights. Refinished hardwood floors sit beneath soaring 10-foot-tall ceilings, while seven-foot windows and painted brick art walls nod to the building's historic origins. Keyed elevator access invites you into the sun-splashed living room flanked by new floor-to-ceiling built-ins. Ahead, the white-on-white kitchen is a chef's wonderland featuring sleek custom cabinetry, two pantries, new stone counters and a fleet of upscale appliances. Enjoy lavish entertaining in the spacious dining area, or serve casual meals at the wide island/breakfast bar.

Sleep soundly in the owner's suite, where you'll find eastern outlooks, a walk-in closet and a skylit en suite spa bathroom with a shower, marble-topped vanity and chic contemporary fixtures. Two secondary bedrooms enjoy wonderful natural light and closet space, and the oversized guest bathroom features beautiful tile, great storage and a glassed-in soaking tub. Additional closet space and an in-unit washer-dryer complete the exceptional layout.

The home's crowning glory is its expansive private roof. Enjoy al fresco meals and lounging in this park-like oasis bordered by handsome brick walls and stunning open-sky views. Turf lawns surround large paver patios, and abundant planter boxes add rich greenery to this coveted sanctuary.

399 Washington is a cast-iron and brick store-and-loft built for Max Ams, a prominent German wholesaler who owned several buildings in the Tribeca Historic District. Residents of the five-unit cooperative enjoy low maintenance, a fully modernized elevator, an updated lobby and entry, central HVAC with newer boiler and condenser, huge private basement storage, local management and superintendent service.

Ideally located in just one block from 500-acre Hudson River Park, this home offers direct access to some of the city's best recreation and outdoor space, including Piers 25 and 26, the new City Winery, bike and running paths, playgrounds, a skatepark, beach volleyball and basketball courts, miniature golf, a dog run and more. Tribeca's revered shopping, nightlife and dining venues unfold on the nearby blocks, including Hotel Barri re Fouquet's New York, a new five-star boutique hotel opening in Summer 2022. Key corporate offices are nearby, such as soon-to-open Google and Disney. Access to transportation is fantastic with 1, A/C/E, N/Q/R/W, J/Z and 6 trains, excellent bus service and CitiBike stations all within reach.

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
