Property Description for 205 Water Street, 3-C

This home is an oasis of calm amidst the exciting hubbub of DUMBO, arguably Brooklyn’s most popular neighborhood. Featuring two bedrooms and two full baths, deeded parking and storage spaces, this striking home is situated in one of the premier boutique condo buildings in DUMBO. The split bedroom layout, massive windows, high ceilings and spacious living/dining area combine to provide both optimal entertaining space, yet also distance and privacy for residents who seek it. The apartment features south-facing black metal framed windows of double-layered insulated glass that look out on Water Street and provide energy efficiency, pin drop quiet and light flooding into the home. There are beautiful hardwood floors, five big closets including two walk-ins and a dedicated in-unit laundry room. The kitchen area is accented by a large peninsula with luxurious polished Luce de Luna Quartzite counter tops. Additional kitchen features include abundant cabinet storage, dishwasher, garbage disposal, wine fridge, and a Sub-Zero refrigerator. The primary bedroom enjoys beautiful light, a large walk-in closet and an en-suite bath finished in spa-worthy gray tile and natural woods and includes a double sink vanity, great storage and a glass-enclosed shower. The second bedroom also has a dedicated walk-in closet. The second bath has a deep soaking tub with a rain-shower fixture and lovely wood cabinetry. There is a laundry/storage room that features side by side washer/dryer and linen storage. 205 Water Street was built in 2010 by the well-known and widely respected Toll Brothers and achieved the prestigious LEED Gold Certification using many reclaimed materials for finishes including wood from the famous Coney Island boardwalk. Amenities include 24-hour concierge/door attendants, live-in super, a fitness room (with Peloton bike), bike storage, a huge multi-purpose common room, common industrial washer/dryer and two common outdoor spaces including a second-floor terrace area with dedicated seating, plantings and a gas grill. The cobblestone streets of historic DUMBO have become a premiere destination for visitors and New Yorkers alike. The home base for St. Ann’s Warehouse performance space, a world-class hotel, amazing restaurants, the sprawling Brooklyn Bridge Park, the Empire Stores Mall, galleries, and the birthplace of the Jacques Torres chocolate empire are all just minutes away on foot. This Water Street block is secluded from the busiest areas of the neighborhood, yet easily accessible from the subway (3-minute walk) and the main arteries in and out of the area. The seller is including in the sale the basement parking spot and storage unit (both deeded).

Dumbo | Brooklyn

Quick Profile

DUMBO, which is an acronym for Down Under the Manhattan Bridge Overpass, used to be a lively industrial and manufacturing zone, full of large factories and warehouses. These buildings have now been converted into expansive lofts, theaters, galleries, and office spaces for start-up companies. These larger residential spaces are attractive to families and creative artists and writers who need space to dream and create.

DUMBO was named in 1978 as a sort of reverse marketing ploy to try to keep people from swarming into the area, attracted by the quaint tree-lined streets, elegant historic brownstones, large lofts, and views of Lower Manhattan. It was felt that this influx of people would change the nature of the neighborhood. It was hoped that by giving the area a ridiculous name, nobody would want to live there.

Many of the neighborhood’s bars, hotels, and restaurants capitalize on the stunning waterfront views and the Manhattan skyline in the background. Interesting and fun cultural events are held under and around the Brooklyn and Manhattan Bridges that connect DUMBO to Manhattan. One of these is the annual Oktoberfest.

With beautiful vignettes of the Manhattan and Brooklyn Bridges being framed around every corner, DUMBO provides residents and tourists with charming, and often surprising, views. Because the neighborhood is eminently walkable and filled with unique shops, it feels like a small town on the edge of a major urban waterfront. Once people move to DUMBO, they tend to stay and become involved in the community.
