Property Description for 620 Broadway, PH-6F

$800,000 PRICE IMPROVEMENT! Bring your architect and create your trophy loft! This triplex penthouse is an authentic live/work space with 17 foot ceilings in a landmarked cast iron building, perfectly situated on the border of SoHo and NoHo. Endless possibilities exist with 3000+ square feet of interior space and three private, glorious outdoor terraces for incredible entertaining, lounging and living. Experience the allure of a quintessential downtown loft. This apartment has the financial benefit of an ownership interest in a retail store; should shareholders decide to sell the store, it could equate to millions in additional value attached to the shares of the building. The western wall is lined with oversized arched windows which flood the space with sun. A massive skylight in the front gallery adds even more daylight and can be expanded with board approval. With nearly 17 foot ceilings in the main rooms, a rare wood burning fireplace, 4 full bathrooms and a laundry room, this apartment offers multiple options and flexibility for layout. The primary bedroom suite is like its own house in the sky, with a massive skylit bathroom and surrounded by lush, private gardens overlooking Soho's Beaux Arts architecture. An outdoor shower with total privacy adds to the charm and rustic uniqueness of this special penthouse. A historic NY water tower graces the gardens for classic New York style. Dine al fresco under the stars on any of the terraces, which offer one of the most romantic and secluded outdoor spaces downtown. For those seeking the opportunity to have enough space for live/work, this loft is perfect to house a startup office, architect’s space, art gallery, etc. The current owner was a creative director for Andy Warhol for over a decade, and operates a design studio in the “work” section of the loft. 620 Broadway is located in the epicenter of iconic SoHo/NoHo, with it’s world class restaurants and high end shopping, and is in close proximity to Hudson Square, with Hudson River Park, and the new Google and Disney offices. This pre-war boutique coop welcomes pets, allows pied-a-terre living, subletting and live/work. There is 80% financing allowed and no flip-tax. The apartment also comes with two large storage units. Please arrange your private tour of this truly unique loft, and see your vision come to life.

Noho | Manhattan

Quick Profile

NoHo, an acronym for North of Houston, is a trendy neighborhood with expansive lofts, chic shops, and hip eateries. It was once part of Greenwich Village, but as New York City changes and coolness always redefines itself, the neighborhood, which is more like a small nook, has morphed into a happening secession of its own.

Like many New York City neighborhoods, the boundaries are subjective and the exact location always depends on who you ask. Generally, NoHo is understood to be bounded by East Eighth Street to the north, East Houston Street to the south, Bowery Street to the east (which becomes Cooper Square north of East Fourth Street), and Broadway to the west.

It’s hard to believe that NoHo was once a sketchy no-man’s land with more than its share of dilapidated structures. These gentrified days, it’s a healthy mix of older buildings, renovated warehouses and newer construction by iconic architects. For such a small area, NoHo has three historic districts that cover much of the neighborhood.

Broadway, Bowery, and Lafayette is the business district of the neighborhood. You’ll find it all in this neck of the woods. From trendy one of a kind retailers to popular brand stores. It rivals its SoHo neighbor in places to shop.

Architecture buffs get your walking shoes on. There are many historical and modern buildings throughout the neighborhood. Colonnade Row, the Cable Building, and the Schermerhorn Building are just a few of the many notable buildings you’ll find.
