Property Description for 380 Lenox Ave, 6-D

Luxuriate in the best apartment line in the trailblazing and celebrated Lenox Condominium. Apartment 6D owns the coveted south west corner of this iconic building, offering big sky sun with smashing light, sunsets, and views south and west over Harlem's wide and majestic Lenox Avenue.

Superbly designed with a gracious entry foyer and hallway, you are introduced to a spacious, open kitchen accompanying a 27ft corner living/dining room with south and west exposures. Three large bedrooms, including a magnificent almost 30ft deep master bedroom suite, and two full baths, complete the space. This fabulous home is enhanced by large single pane windows, multi-zone AC, 9 closets (many custom-fitted) including a huge walk-in, and washer/dryer. (There is also a common laundry room on the floor). Large, efficient and gracious, you will be hard pressed to find a better designed home.

Capping all of this extraordinary space are outstandingly low monthlies of $1,100 CC (not a typo!) and only $135 RET (not a typo!), reflecting a 25year 421a tax abatement expiring in 2033.

Located in perhaps the most desirable stretch of Harlem's diverse shopping and entertainment mecca, The Lenox is full of amenities - a 24-hour concierge, terrific live-in super, onsite garage, a state-of-the-art fitness center, and a roof deck with breathtaking views. A grocery store is located on the ground level, Whole Foods is nearby, and Trader Joe's is coming soon! Also steps away are iconic Harlem venues Sylvia's, Red Rooster and Corner Social, to name just a few. An active community garden is located down the block. Transportation options are supreme - the 2/3/4/5/6/A/D/B/C subway lines within walking distance, as are multiple north/south and crosstown bus lines, and the Metro North Harlem-125th street station.

Bottom line - this is a housing package that is virtually impossible to beat!

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
