Property Description for 23 Waverly Place, 2-L

Offerings like this don’t often come along: a fabulous jumbo studio loft at the very charming, coveted Waverly Mews in prime Greenwich Village! This impeccably updated gem is bright, beautiful and one of a kind, located in one of NYC’s most sought-after buildings and neighborhoods. Soaring 11+/- foot ceilings, oversized south-facing windows and stylish modern finishes are among many features that set this downtown dream home apart. New paint throughout, a completely updated kitchen, remodeled bathroom, updated lighting and refinished wood floors were part of a thoughtful renovation in 2018. A seamless open layout bathed in natural light affords an airy feel and ideal setting for entertaining. The generous sunken living area connects to a sparkling new finely-designed modern kitchen. High-quality Reform-brand smoked oak cabinetry, quartz countertops with a marble-like finish, breakfast bar, and high-end European stainless steel appliances including a Liebherr refrigerator, Bosch electric range, and seamlessly integrated Fisher & Paykel dishwasher will ignite your inner chef. A separate sleeping loft is a cozy place to unwind with views of stunning architecture. The redone white subway tiled full bathroom is well-appointed with a chic vanity and tub/shower combo. Additional highlights are a floating console installed below the television, along with an oversized closet system for plenty of storage, and electric heating/cooling. The owner is willing to sell this residence fully-furnished. Come fall in love at 23 Waverly Place, a premier address at 8th and Greene Streets. Built in 1891 and originally a hat factory, Waverly Mews is comprised of separate buildings, joined in 1973 when it became a rental. It was later converted to a cooperative in 1984, and is very unique and desirable with an iron-gate entrance, planted courtyard with sitting area and WiFi, laundry on every floor, and landscaped roof deck with skyline views for the ultimate outdoor enjoyment. The handsome building is well-run and financially stable, in a perfect location moments to NYU, Washington Square Park, and excellent shopping and dining options. Live in the center of vibrant downtown Manhattan minutes from Union Square, Soho, Noho, and the West and East Villages. The N, R & 6 trains are 2 blocks away, and the A, C, E, B, D, F & V lines are also nearby. Pets, co-purchasing and guarantors are allowed. Village living doesn’t get better than this!

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
