Property Description for 459 Washington Street, 2-S

THIS LOFT IS CURRENTLY CONFIGURED AS A MEGA 1BR HOME -- IT IS NOT CURRENTLY SET UP AS A 3BR -- MOST HOMES IN THIS LINE HAVE CONFIGURED AS THE PROPOSED 3BR (SEE ALTERNATE FLOORPLAN)

LIVE LARGER – FLEXIBLE HISTORICAL LOFT – LOW MONTHLIES

Extraordinary and rare designer loft currently set up as a fabulously decadent one-bedroom oasis – incredible over-scaled space can easily accommodate 3 bedrooms and 2 bathrooms (like most of the lofts in this very line).

Zen minimalism meets industrial chic in this gorgeous full-floor condo loft located in a beautifully converted 19th-Century warehouse in coveted, historic North Tribeca.

Spectacular home features 34-foot wide living/dining expanse with soaring ~12’ ceilings, original timber beams, gorgeous steel columns, wide-plank walnut flooring, and bright afternoon light from a dramatic wall of west-facing windows.

A dramatic wood-burning fireplace with raised concrete surround is the focal point of the sensual living room and is ideal for intimate gatherings or quiet meditation.

Enormous state-of-the-art chef's kitchen with center-island is an entertainer's dream: Poured concrete countertops, endless stainless steel cabinetry, solid walnut dining bar, and top-shelf appliances including a 48" Subzero refrigerator, 6-burner Wolf range with grill (vented to the outside), double Wolf ovens, and a Bosch dishwasher.

At the opposite end of this voluminous space, a wall of floor-to-ceiling custom steel doors slide open to reveal the enormous Master Bedroom – a pin-drop quiet sanctuary with a large sitting area and separate study currently used as a gigantic, designer, walk-in-closet.

Fabulous poured concrete spa bathroom is a luxurious retreat featuring a custom double vanity, deep Waterworks soaking tub for two, open rain shower and Dornbracht and Grohe fittings.

Entire jumbo loft is centrally air-conditioned, has a separate laundry room (vented dryer), a studio/office, a gym space, and offers custom Lutron lighting on dimmers throughout.

Stupendously located a mere block from the Hudson Waterfront Park and within “braggable” proximity to most every area dining, shopping, and cultural destination -- in an intimate, flexible, boutique condominium with very low monthly charges, amazing common roof terrace and private, deeded, locked basement storage.

NOTE: Capital Contribution paid by buyer - 2 months of common charges.

Tribeca | Manhattan

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
