Property Description for 362 78th Street

NEW PRICE! BAY RIDGE SINGLE FAMILY W/ GARAGE + ADD'L PARKING FOR 2 CARS!

This brick 20' wide townhouse has been completely updated and offers parking for up to 3 cars, plus money-saving solar panels on the roof. 362 78th Street is a classic Bay Ridge single-family home. With just two owners in the past 97 years, it has been lovingly cared-for and maintained. The property includes a free-standing garage w/ HVAC, plus parking for 2 additional cars. You'll love the newly renovated custom-designed open plan kitchen with a sunny and striking glass atrium sunroom. This showstopper boasts quartz counters, peninsula sink, ample cabinet space, and a high-end appliance package including a cherry red Big Chill retro refrigerator. Other upgrades include split A/C unit, modern light fixtures and ceiling fans, as well as original details including parquet floors, plaster moldings, exposed brick, and tall ceilings.

Enter the main level through a cheerful enclosed front porch into a separate entry foyer. Here you'll find the spacious living room, large adjacent dining room, chic open kitchen, and the sunroom/breakfast area. This leads out back to the private outdoor space, parking area and garage, which has been outfitted with a split unit HVAC and can be used as a home gym, office, art studio or workspace. The sunny top floor features two spacious bedrooms, a third bedroom or home office/nursery, plus a full bath. The basement level is semi-finished and includes a laundry area, loads of storage and workspace, and a half bath. There is direct access to the front and rear of the house from this level.

This lovely home has been impeccably upgraded and maintained, with mechanicals in excellent condition. The homeowners installed solar panels in 2020; they are owned outright and are transferred with the sale. (The roof and electric panels were done at the same time.) You'll save a fortune on your utility bills! 362 78th Street is located just around the corner from the R train and with a multitude of dining, shopping, parks and other neighborhood amenities nearby, including the famous restaurant Tanoreen.

Bay Ridge | Brooklyn

Lush front yards and trimmed hedges are pretty common in Bay Ridge.

Quick Profile

Bay Ridge is an old-world neighborhood neatly tucked into the southwest corner of Brooklyn within the shadows of the Verrazano Bridge. The neighborhood is encircled by the Belt Parkway along the shore line and the Gowanus Expressway inland.

Bay Ridge, long known for its generational pull, has historically been home to a diverse number of ethnic groups. While the area is flush with people of Irish, Italian and Greek descent, these ethnic communities have been joined by larger numbers of new groups, including people with Russian, Polish, Asian and Middle Eastern backgrounds. The Arab American community today in Bay Ridge represents the largest concentration of Arab Americans in New York City.

For many years, Bay Ridge and its waterside location, would attract the affluent. But most of the mansions that once lined Shore Road are long gone and have been replaced by six-story apartment buildings.

Aside from the low-rise apartment buildings, the neighborhood pretty much consists of one and two-family homes. Lush front yards and trimmed hedges are pretty common here.

Current zoning and limitations on building heights restrict any out of the norm development. At present, the future beholds small development on some of the commercial strips and teardowns of older homes for smaller residential projects.
