Property Description for 150 Saint Marks Ave

Finally available one-of-a-kind and very rare mixed-use historic property with PARKING in Prime Prospect Heights, perfect for an investor, end-user, restauranteur, artist, boutique, gallery, artisan or small business owner of any kind. Situated on the beautiful and convenient corner of Carlton and St. Marks Avenues, this handsome and well-tended 4-story brownstone property boasts a generous storefront and cellar, currently home to award-winning restaurant James; a FOUR-CAR GARAGE; and four free-market apartments. There are even two city-approved covered outdoor dining areas allocated for the restaurant space, adding additional year-round seating. The second and third stories offer full-floor generously sized 2-bedroom homes with windows and light that stream in from three sides, including through large and distinctive bay windows that overlook charming St. Marks. The second floor even includes a large terrace that sits atop the large 4-car garage, making this a wonderful home with private outdoor space should you choose to work AND live out of the property. Distinctive pre-war details abound including high-ceilings, rustic hardwood floors, hand-carved banisters, wainscoting, and fantastic curb-appeal, making it an investment that will grow in value well into the future. Situated just a few blocks from Prospect Park on a leafy-green street with easy access to Express subway stations, the Barclay's Center, and all of the amazing amenities on Flatbush, Vanderbilt and Washington avenues, Park Slope, and Barclay's Center. This is the best of all worlds a spacious and charming pre-war building on a quiet block but within a stone's throw of every award-winning amenity for which Brooklyn has become so beloved. Find yourself running a business, collecting income, and/or living in the epicenter of a brownstone and architectural Renaissance visible in every direction. At 22' wide, this is wider than your typical brownstone and affords living and renting opportunities rarely seen in Brooklyn. Wonderfully maintained by the current owners, it can continue to be rented as-is, or make some minor kitchen and bathroom upgrades and see the return on your money skyrocket. There is very limited inventory in this convenient and charming neighborhood, and a few small upgrades will allow you to maximize your return in all four free-market apartments. The storefront tenant has a lease through February 2023. The four garages are a needle in a haystack and guaranteed income producer, or keep a space for yourself and never have to worry about parking again. After annual expenses, this unique building is being offered for sale as a 5-cap investment with the potential for more. Showings by appointment only, please call for more details and a set-up.

Prospect Heights | Brooklyn

Quick Profile

Prospect Heights is a small residential neighborhood surrounded by big attractions. It’s rich in culture and offers the perfect blend of old Brooklyn charm and modern-day hipness.

Residents of this tight-knit community include young professionals, families and long-time residents. It’s a walkers paradise - just steps from Prospect Park and a short walking distance to neighborhoods like Downtown Brooklyn, Fort Green and Clinton. You’re close to culture too. Brooklyn Museum, Brooklyn Library, Brooklyn Botanical Garden, Brooklyn Academy of Music and the Barclays Center are all nearby.

Prospect Heights is bordered by Flatbush Avenue to the west, Washington Avenue to the east, Atlantic Avenue and Dean Street to the north and Eastern Parkway to the south.

Prospect Heights, like many areas of New York City, was first inhabited by indigenous tribes and eventually settled by the Dutch and turned into farmland.

A significant part of the Revolutionary War was fought in Prospect Heights and the surrounding areas. Known as the Battle of Brooklyn, it was the first military engagement following the Declaration of Independence. Things didn’t go so well for American forces so they retreated and the British occupied Manhattan for several years after the Battle of Brooklyn.

In 1867, the opening of Prospect Park caused major housing growth in Prospect Heights. The middle-class neighborhood was soon populated by Jewish, Italian, and Irish workers. Many of which were shop-owners or employed as laborers in nearby factories.

Housing in Prospect Heights includes single-family row houses, historic townhouses, co-ops, and new luxury condos. The median listed price for a 1-bedroom in Prospect Heights is $680,000 with an average price per square foot is $944.

The neighborhood's commercial artery runs along Vanderbilt Avenue and Washington Avenue. The variety of businesses adds to the charm of the neighborhood. They include bars, pubs, restaurants and mom-and-pop stores of all types. The shops and eateries are a perfect alternative to the big-name attractions that bracket the neighborhood. It's a little bit of everything in this neighborhood.

Subways are plentiful in Prospect Heights. Its proximity to Manhattan is another perk of the neighborhood. It's about a half-hour train ride. The B, D, N, Q, R, 2, 3, 4 and 5 subway lines all serve the Atlantic Avenue/Barclays Center station. 2, 3, 4, B and Q trains cover the neighborhood and the A and C trains are nearby too.
