Property Description for 324 Pearl Street, 3-EF

Live creatively in this lofty one bedroom condo in the South Street Seaport area, just on the edge of FiDi, and a few short blocks from all major transit. Two apartments have been combined to create this charming, flexible space, featuring historic elements and vintage character throughout. Extra high ceilings, over-sized windows, exposed brick, classical molding and original timber beams contribute to the old world feel. Updated Samsung appliances, modern cabinetry and two sleek bathrooms bring contemporary luxury to the heritage design.

An entryway leads past two closets and a full bath with shower into a central chef's kitchen, with double door refrigerator, gas range and dishwasher. Custom stone counter tops and a shiny steel mosaic back splash complement the polished hardwood cabinetry surrounding the area.

The open living area has a wall of rustic exposed brick with a fireplace and hearth, two tall windows, hardwood floors and crown molding. The bedroom is off the living room, with two more large windows saturating the space with natural light. Double velvet curtains separate the home work space, suitable for business or creative activities, or it could be a formal dining room or play area. There's a full-sized washer-dryer recessed off this flexible space.

A hallway leads past more closets to the second full bath, which has a pedestal sink, vanity, tub and shower.

This is a condominium rental requiring a condo board application. Condo fees and approximate 30 day application turnaround apply.

Seaport District | Manhattan

Quick Profile

The Seaport District sits between the Financial District to the south and the Brooklyn Bridge to the north. The original Seaport designation was limited to the streets east of Water Street from Fletcher Street to Dover Street and incorporated the actual Seaport and the piers. But no more. Today, the neighborhood boundaries have expanded westward toward Park Row and include a surge of new developments in the area around Pace University and City Hall Park.

This is not your father’s Seaport. It is no longer a commercial hub and the seafood industry, which operated out of the port for nearly two hundred years, has been displaced. The older low-rise buildings that line these cobblestoned streets have been repositioned, the SouthBridge towers complex to the east of Water Street has gone free market, multiple commercial buildings have been converted to residential usage and new gleaming residential towers are rising on the site of the iconic J&R Music World which once lined the east side of Park Row.

Still, the Seaport is a small neighborhood, particularly quaint just north of Beekman Street. The streets are dominated by century-old warehouses and maritime buildings which gives the neighborhood its overt character. The Brooklyn Bridge, on its northern edge, looms in the backdrop.
