Property Description for 220 West 148th Street, 4-G

There's nothing else out there available on the market quite like this gorgeous south-facing one bedroom, not even in the same building, Harlem's much-praised PS90 Condominium. You'll have stunning sunlight and skies from the nine-foot-high double-pane windows topped by unique neo-Gothic architectural “cathedral” detail. The 12' ceilings in this home create a tremendous volume of light and air as well an uncommon amount of wall space for art. Highly durable and elegant wide-planked DuChateau hardwood floors are laid in an elegant herringbone pattern in the living room and a straight array in the bedroom and kitchen. The high ceilings allow for a true central heat and air system, so you will have neither air conditioners interfering with your windows, as you would in most pre-war residences, nor will you have PTACs taking up usable floor space, as you would in most recently constructed condominiums. This attention to design detail is maintained throughout the apartment: Your open kitchen is designed for cooking and entertaining, with a generous island, a large area of Quartzite counter space with a full-height backsplash, copious two-tone Italian cabinetry, and a premium Kitchenaid appliance package. The bathroom features a soaking tub, recessed lighting soffit, an oversized recessed medicine cabinet, bespoke tile and vanity, and a premium fixture set including a rain head and shower wand. The apartment also comes with a Bosch stacked washer/dryer within a laundry closet, set up with a catch basin and auto-shutoff. When you arrive at the entrance of PS 90, the Paris-Hotel-de-Ville-inspired architectural splendor of this former school welcomes you into a unique living environment. As much design talent as was allocated to the apartment interiors was also dedicated to the two landscaped courtyards, the double-height lobby, the elegant hallways, and the amenities such as a fitness room, media room, and billiard room. The area is well-blessed for transportation with the 2, 3, 4, 5, A, B, C, D, and 1 trains all within various easy distances, as well as various buses heading to the rest of Harlem, The Bronx, The Upper East Side, the Upper West Side, and Washington Heights. Bridges and highways abound and if you have a vehicle not only is there a parking garage immediately next door, but you can get in and out of town in a snap. You'll also be within varying distances of the National Dance Institute, Dance Theatre of Harlem, Harlem School of the Arts, City College, Apollo Theatre, Jackie Robinson Park, Riverbank State Park, Rucker Park, Mill Pond Park and tennis center, Bronx Terminal Market Mall, Yankee Stadium and much more.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
