Property Description for 45 West 10th Street, PH-AB

Rarely does a Penthouse apartment become available on a prime Greenwich Village block, such as this. Light, views, space, and outdoor living combine to create a one-of-a-kind apartment perched atop a full-service coop. Enter through the curved front door, an architectural nod to the past, into a large entry gallery flanked by antique-mirrored closets. As you round the corner into the main living space you are struck by the scale, over 50’ wide great room that encompasses living, dining, and a media area all with access to a perfectly appointed private terrace. Lush planters with lighting and irrigation and an alfresco dining area combine to provide the epitome of outdoor living with open East, South, and North views of iconic Manhattan landmarks. The kitchen is functional and updated with high-end appliances, a water filtration system, and southern views. The primary suite is private and bright, situated on the southern side of the apartment, featuring a finely appointed walk-in closet, spacious windowed en-suite bathroom with clawfoot tub, and double vanity. The bedroom is large and bright with a private terrace and sun all day long. The secondary bedrooms and bathrooms flank the northern side of the apartment. A large second bedroom with a large en-suite bathroom and washer dryer is perfect for guests or children. The third bedroom has a large closet and is an ample size. The fourth bedroom is currently being used as a den/dressing room but can easily be transformed into another bedroom. The Peter Warren is a full-service coop located mid-block on 10th between 5th and 6th, the best location in Greenwich Village. There is a full-time doorman, live-in superintendent, laundry room, and garage with limited number of parking spaces. The roof deck was just completely redone with new roof, planters, and furnishings and features incredible views of both midtown and downtown. Purchaser pays 2% flip tax.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
