Property Description for 300 East 54th Street, 24-FG

Don't miss this rare opportunity to acquire a legally combined two-bedroom, two-bathroom home perched high above it all on the 24th floor. This sun-drenched, west facing unit features not one but TWO private outdoor spaces, TWO home office areas, and wide-open views in one of the most desirable full-service Sutton Place/Midtown East co-ops. Spanning approximately 1,200 square feet, this exceptional home invites you inside with bright, oversized windows and gleaming recently-updated hardwood floors. In the home’s Northern wing you can relax and entertain in the large living room, or head out to the first of two oversized balconies for al fresco meals, enjoying breathtaking 180-degree views of the Midtown skyline including the Chrysler Building. An entertainer's dream, the dining room is large enough to accommodate a table for 8 or 10 and conveniently positioned alongside a well-appointed custom-designed kitchen with sleek cabinetry, stone countertops, glass breakfast bar with seating for at least 4, and providing a suite of GE Profile stainless steel appliances, including a French door refrigerator, dishwasher, oven, electric stove, microwave, dual sinks and a garbage disposal. The bright secondary bedroom is currently combined with the living/dining room creating an overly generous living space and features a closet and a spacious built-in home desk overlooking the Manhattan skyline. The secondary bathroom has been fully custom designed with a deep stainless steel soaking tub and shower, with in-wall lighting setting a relaxing mood. Head to the home's southern wing, to discover an expansive king-size owner's suite offering room enough for a king bed with generous side tables, dresser, reading nook and a built-in desk, making two home offices in total - perfect for a couple who both work from home, or use one for the kid's homework! The second private balcony off this bedroom makes for refreshing breezy days or relaxing Summer evenings. The custom designed en-suite spa bathroom features a magnificent steam room / spa shower with body sprayers and built-in cabinetry providing storage and a vanity area. The walk in closet is surprisingly enormous, with California closet style built-ins and a second vanity area, creating convenience for a couple getting ready at the same time. An additional concealed closet in the entry hall with deep storage above adds a thoughtful storage solution for coats, or could be a perfect location for an in-unit washer-dryer, permitted with board approval. Built-in Bose speakers and custom motorized shades throughout every room of the unit, and central HVAC wall units in each room ensures year-round comfort in this marvelous Midtown home in the sky. Connaught Tower is a highly sought-after white glove, postwar cooperative offering low monthly maintenance fees and excellent financials with a healthy reserve. Residents of the exquisitely maintained, pet-friendly building enjoy 24-hour doorman service, a live-in superintendent, driveway access and a beautiful lobby with four elevators. The long list of amenities includes a fitness center with a sauna, a year-round indoor heated pool with an adjacent rooftop lounge and terrace, a catering kitchen, a courtyard sculpture garden, central laundry, bike room, storage (for a fee) and a parking garage with direct building access. This is a non-smoking building. Located at the intersection of Midtown East and Sutton Place, this beautiful home offers residential serenity surrounded by the best of Manhattan living. You'll find fantastic restaurants, bakeries, nightlife venues and boutique fitness studios in every direction. Whole Foods Market, Trader Joe's, TJ Maxx, Home Depot, and Bloomingdale's are blocks away, and world-class luxury shopping destinations line 57th Street. Glorious outdoor space at Central Park, the East River promenade and secluded Greenacre Park add to the outstanding quality of life. Sutton Place | Manhattan

Quick Profile

Sutton Place is usually described with favorable words like charming, cozy, great neighborhood, hidden gem, sanctuary, or even small village inside a big city. Those descriptions aren’t from real estate folks either, they’re from the people that live and work there, so it must be true.

The quiet and upscale neighborhood is more like an enclave. It’s bounded by East 53rd Street to the south, East 59th Street to the North, First Avenue to the west, and the East River to the east. Most residents will tell you that everything you’ll ever need is located in the neighborhood. When it’s time to venture out into the cityscape, Sutton Place is within easy reach to Midtown and cultural attractions like the Museum of Modern Art, Rockefeller Center, Central Park and other iconic sites.

Manhattan has always had notable celebrity residents. But for unknown reasons, Sutton Place has had more than its share of superstars over the years. Some of the more iconic celebs include: Marilyn Monroe and Arthur Miller, Freddie Mercury, Sigourney Weaver, Joan Crawford, Michael Jackson and sister Latoya (Just for one summer).

Sutton Place is named after Effingham B. Sutton, a shipping merchant and entrepreneur. After hitting it big in the California gold rush, Sutton built brownstones along East 57th and East 58th streets with aspirations of making the section more residential. Poverty and crime dashed his dreams. The street gangs that hung out along the dead-ends and cul-de-sacs added to the neighborhood’s decay. Sutton was about to give up on his development endeavors but the Vanderbilt’s and the Morgan’s showed up in the 1920s and transformed the neighborhood. It soon became a wealthy enclave.
