Property Description for 315 East 12th Street, B

An Investor-friendly 3 bedroom co-op in the East Village for only $1.195?! You found it! Welcome home to this extra large and extra sunny 3 bedroom, 1 bathroom prewar ground floor co-op, in the heart of the vibrant East Village. The apartment was recently renovated and features a lovely, south-facing living room, a smartly-designed kitchen with extra storage and top of the line appliances (Sub-Zero refrigerator, Bosch dishwasher and oven, Wolf induction cooktop), and two king-sized and one queen-sized bedrooms. The owners installed some beautifully crafted barn doors to the main bedroom off the living room to provide flexibility of use, but would be happy to install new doors for the purchasers. Citiquiet windows were also installed on the 12th St side of the apartment, so it's pin-drop quiet. Recessed, dimmable Leutron lighting is present throughout (they did a full electrical upgrade when they renovated), and there are beautiful hardwood floors, exposed brick, air conditioning, excellent closet space, and a in-unit vented washer and dryer. All in all it's just a lovely space to come home to, entertain in, work in, and live and grow in! Gifting, co-purchasing, parents buying for children, and foreign purchasers are all allowed, as is unlimited subletting after the 1st year of ownership! The building also only requires 10% down, so take advantage of these low interest rates! 315 East 12th Street is located on one of the prettiest, tree-lined streets in the East Village. Located almost directly across from the famed John's of 12th St (the oldest Italian Restaurant in the Village), you're perfectly situated between 1st and 2nd Avenues in the heart of the greatest city on earth! There is also a lovely, thriving park with track, turf field, basketball courts, and seating just across the street at PS 19 that is open to the public after school hours and was renovated in 2018. It's wonderful. The building is equipped with a virtual doorman and has a live-in resident manager. Private storage is available for rent and there is a free bike room. Pets are also welcome. You're just minutes from all of the train lines at Union Square, two blocks from the L train, and steps from the bus lines that run up and down 1st and 2nd Aves. This is an absolute steal for a 3 bedroom in Downtown Manhattan so don't hesitate to schedule a viewing today!

East Village | Manhattan

Quick Profile

The East Village has two distinct moods. By day, it is quiet and peaceful. Everyone is out and about, either working or relaxing at Tompkins Square Park, strolling or jogging along the East River, or hanging out in one of the subsets of cultural activity, such as St. Mark’s Place.

But then night falls, and the East Village comes to life, keeping the entertainment and nightlife going long after the other neighborhoods have called it quits for the night. People from all five boroughs flock to the dive bars and speakeasies, head for their favorite cafes and restaurants, or drop in to a music venue to listen to hot tunes or cool jazz and dance the night away. Don’t worry, you don’t have to “know somebody” to gain admittance to even the most popular venues. You won’t find velvet ropes, bouncers, or and a waiting list at the door of most places. Just walk right in and enjoy yourself.

Be prepared for the increased population during fall through spring, when NYU is in session. College students will be everywhere, contributing to the youthful essense of the neighborhood.
