Property Description for 40 Fifth Ave, 14C/15CD

This large apartment is located on a high floor of 40 Fifth Avenue. Built in 1929, this Neo-Georgian landmark is regarded by most to be the pre-eminent pre-war co-op building Downtown, perfectly perched on the South West corner of Fifth Avenue and 11th Street, one of the most desirable, serene blocks in all of Greenwich Village. An extensive and thoughtful renovation has combined multiple units on the 14th and 15th floors to deliver a duplex home of grand scale combined with a sense of understatement and intimacy. Historic architecture with superbly proportioned rooms is seamlessly infused with every modern convenience. Three exposures - in an area known for low-lying buildings and townhouses - delivers exceptional protected light and views all day long. The humanly scaled views extend all the way to Midtown's Empire State Building and West overlooking Greenwich Village, the most desired of all neighborhoods with its unique mix of pre-war architecture, tree-lined streets, parks, cafes, and boutiques. On the entry level, an expansive living room with a fireplace, dining room, and open windowed kitchen expertly milled with limestone countertops and Subzero, Miele, and Viking appliances delivers the perfect setting for elegant entertaining. Also on this floor are a home office and a guest bedroom with an en-suite bathroom. An open staircase leads you upstairs (also accessible via the elevators) to a secondary living room and a playroom. The Primary Bedroom features an elegantly appointed en-suite bathroom with an adjoining study/additional bedroom and bathroom and large closets. At the opposite end of this floor are two additional bedrooms - each with an en-suite bathroom - and a large, fully equipped windowed laundry room with a full-size washer/dryer, sink, SubZero wine cooler, and custom storage. This beautifully and tastefully appointed apartment features multi-zoned, ducted central air-conditioning, radiant heated floors in the bathrooms, two wood-burning fireplaces (with the possibility of a third), herringbone floors, and a sound system with in-ceiling speakers and exquisite Merit hand-crafted hardware throughout. Three basement storage rooms transfer with the sale. Apartments of this scale are extremely rare: this home represents a unique opportunity with abundant space, light, and storage, in mint-move-in condition, in a prime location and building with the most attentive doormen, elevator operators, a live-in superintendent, and private gardens. It's a quality of life that provides the ultimate sanctuary within the city in the most appealing and convenient neighborhood in town, moments from Union Square, Washington Square Park and so much more. Please note: Weekend showings are not permitted by the building. Flip Tax: 3% per share, paid by either Buyer or Seller

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
