Property Description for 1400 Fifth Ave, TH-E2

Move right into this beautiful and charming, bright and sunny, spacious 3 or 4 bedroom, 3 1/2 bath townhouse condo with a delightful roof deck. 1400 Fifth Avenue is a condominium and the Townhouse is a condominium unit, offering the benefits and security of a condominium with an extraordinary amount of space and privacy. The condominium entrance faces Fifth Avenue with two side wings facing 116th Street and 115th Street, forming a large U-shape enclosing a garden, with a private parking lot at the open end of the U. Walking through the lobby a pair of glass doors opens to the expansive inner courtyard garden with an array of mature trees, shrubs, flowers, pathways, and seating areas. More than a courtyard, it is a peaceful, private park with the south side townhouse entrances facing the garden.

The apartment is entered through an exterior staircase from the garden and one interior flight which opens to an elegant, spacious living room with nine-foot ceilings. The beautiful living/dining floor has huge closets, windows on all three sides, and a gas fireplace. It is an ideal space for entertaining with a large, modern kitchen with granite countertops and stainless steel appliances. The first floor powder room has a "courtesy" entry with built-in shelving. The charming breakfast nook looks south through an attractive bay window.

The stairs to the second level lead to three bedrooms. The spacious main bedroom suite has two skylights adding sunlight in addition to the windows facing both the garden and west over the parking lot. Within the suite are two ample custom closets with shelves, drawers, and hanging systems, as well as a linen closet. The limestone, marble, and schist bathroom has both a shower and separate soaking tub. Leading from the main bedroom and down the hall are two linen closets and a marble bathroom with enclosed washer/dryer alcove. Each of the two end bedrooms has a large window facing south and a large closet.

The staircase continues to the third level which features an exquisite 17 x 24 foot rooftop terrace with bamboo privacy screen accessed by double glass sliding doors from a bright sun room, currently a media room, easily converted to a 4th bedroom. The lovely warm wood library mezzanine, built above the stairwell, is accessed from the sun room by a short circular set of stairs. In addition, the third floor terrace room has two large closets and a bathroom with shower.

The condominium is extremely convenient to public transportation including the 2, 3, 6, B, and C trains as well as Madison and Fifth Avenue busses and 116th Street crosstown busses. Central Park is nearby, as are Morningside and Marcus Garvey Parks. Shopping opportunities include a Fine Fare Market, Whole Foods, CVS and other markets. Blink Fitness Center is across the street and the area is surrounded with excellent restaurants including Lido, Maxwells, Red Rooster, Sette Pani, and Barawine. The condominium has reasonable monthly charges due to a tax abatement extending to 2031. There is a 3% flip tax.

The full-service luxury building has a 24-hour doorman and live-in super, and management oversight of the building including the common areas, roof and walls, parking lot, and garden. Townhouse E-2, at the end of the row of townhouses, is fortunate to have windows on three sides: overlooking the garden, looking south, and facing west over a private parking lot. In addition to the Fifth Avenue entrance, the Townhouse includes a deeded parking space with private gated entry to the interior courtyard. This three-floor apartment and private parking space.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
