Property Description for 280 Metropolitan Ave, 3-D

IMMACULATE 1 BEDROOM CONDO WITH A SOUTH FACING PRIVATE TERRACE. Residence 3D is a 757 square foot south-facing 1 bedroom with a sunny 60 square foot private terrace overlooking the gardens of private townhomes on landmarked Fillmore Place. Floor to ceiling windows, stunning interiors by Garrison architects and approximately 10 foot ceilings define this loft-like condominium nestled in the absolute heart of Williamsburg. Enter 3D and immediately feel the bright southern exposure. Lush private gardens below and tons of blue sky create a stunning backdrop for this perfectly laid out home. Arguably one of the building’s most unique features is its juxtaposition with adjacent Fillmore Place, the only landmarked block in all of Williamsburg. This unusual condition protects the views, light and air to the rear of 280 Met, allowing for incredible sun all day and charming views of beautifully restored brick townhomes. The living room and open kitchen are the perfect spaces for entertaining or lounging and enjoying 3D’s indoor/outdoor living. Sub-Zero, Bertazzoni and Bosch appliances outfit the modern kitchen which features a breakfast bar, floating upper cabinetry, American walnut millwork and white marble. The 11'8'' x 15' primary suite is oversized and features a spa-like bathroom with a custom American walnut and white oak vanity, Bianco Statuario and Caesarstone vanity tops, Provenza Italian and Carrara tile, a deep soaking tub and shower combo, electric mirror medicine cabinets, radiant heat floors and Rohl fixtures. There are also two large closets and a king sized sleeping area. Additional features include a large entry closet, custom window treatments throughout, cove lighting, fully built out closets and forced central A/C + heat through linear diffusers. 280 Metropolitan was a highly successful boutique new development completed in 2016. A striking industrial-style facade with zinc corrugated panels contains the building’s 28 homes. A full suite of amenities includes bike storage, a fitness center with connected garden, a smartphone compatible video intercom system, visiting superintendent, package and grocery delivery room and a landscaped rooftop with Manhattan views. The building has approximately 9 years remaining on a 15 year tax abatement. Parking and private storage in the building but not included with 3D.

Williamsburg | Brooklyn

Quick Profile

Equal parts family-friendly and millennial haven/nightlife destination, Williamsburg offers the best of all worlds. Whether by night or by day, the ‘Burg has endless options for every type of personality and interest--which has only increasingly become the case after the neighborhood was rezoned in 2005. With the floodgate opened for more varied types of businesses, Williamsburg saw one of the highest rates of development in the past decade than any other part of Brooklyn.

Referred to as “Little Berlin” for its late night and club-oriented nature, Williamsburg works as hard as it plays. Apart from the Clubland concentrated around Wythe Avenue, there is also a slew of offices (like 25 Kent Avenue, a sprawling eight-floor, 500,000-square foot waterfront building) and co-working spaces such as WeWork, The Yard and Green Desk that make it an ideal location for the corporate-, startup- and tech-oriented set.

With more offices setting their sights on this part of Brooklyn, it only makes sense that more people want to live close to where they work. Apart from your average walk-up apartment, W-burg has famously become home to numerous condos along the waterfront that continue to grow and expand in concert with the businesses and corporate hubs that have entered the environment.

Even with its many and undeniable changes, however, Williamsburg remains an arts-friendly community, particularly with regard to music and literature. While DIY spaces have come and gone, certain staples have persisted to become institutions that still provide a place for up and coming musicians to perform. On the literary front, long-standing indie bookstores like Spoonbill and Sugartown and Book Thug Nation have paved the way for others to cross the river, namely McNally Jackson Books.
