Lofty parlor-level two bedroom, two bath with gorgeous private garden in a charming 20' wide Brownstone in historic Boerum Hill! With soaring ceilings, massive windows, and an open living/dining floor plan, this stunning Brooklyn apartment is both airy and spacious with old world charm. Located on one of the most sought after blocks of one of the premier Brooklyn neighborhoods, this beautiful home is in move-in condition. The renovated open kitchen, with Viking and Sub Zero stainless-steel appliances, overlooks a spacious entertaining area with oversized windows and a working wood burning fireplace. With 10-foot ceilings, and double-hung, south-facing windows, this apartment is both bright and welcoming. The bedrooms are incredibly quiet and face the rear of the building over the picturesque garden. Both bedrooms are well proportioned, and the primary bedroom has an en-suite bathroom with ample, custom closet space, plus a balcony overlooking the backyard for quiet mornings drinking coffee or a nightcap. An outdoor staircase descends into the private garden at the back half of the yard to an incredibly quiet and tranquil oasis, ideal for entertaining or escaping the hustle and bustle of city living. The apartment also features hardwood floors, mini-split HVAC units, custom-made window shutters, ample storage, recessed lighting, a sound-proofed ceiling, and an in-unit washer/dryer. The boutique, four-unit condo is ideally located on a prime tree lined block in Boerum Hill, close to Cobble Hill, Fort Greene, Downtown Brooklyn, and Park Slope. This building is just moments away from the best shops and restaurants of Smith Street and Court Street, while also being close to Brooklyn’s entertainment/transportation nexus including BAM and the Barclays Center/Atlantic Terminal. The 2/3, 4/5, A/C, B/D, N/Q/R and G/F trains and LIRR, Whole Foods, the Apple Store, and City Point (with Trader Joe’s, Target, Alamo DraftHouse Cinema and Dekalb Market food hall) are only minutes away. Fort Greene Park and Brooklyn Bridge Park are also just a short distance away. Pets, pied-a-terres, and co-purchases allowed. This home is a quintessential Brooklyn dream apartment!

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
