Property Description for 95 Wyckoff Street, 1-B

Hidden away in a post-war co-op on a leafy block in the heart of brownstone Brooklyn, this uniquely-styled 2BR+ 1.5 BA charmer with a gorgeous landscaped backyard delivers both sophistication and serenity. The apartment was completely renovated in 2015, with no detail overlooked.

The ground floor of this triplex apartment offers a modern and thoughtfully designed living space which opens directly onto the backyard and features double-height ceilings and warm wooden accents including a custom built-in banquette. The open floorplan creates an easy flow into the kitchen and dining areas. The kitchen was designed with the discerning chef in mind; here you will find a stainless Bertazzoni range and microwave and Fisher-Paykel refrigerator, Bosch hidden panel dishwasher, Caesarstone countertops and soft-close custom cabinetry. Tucked behind the kitchen you’ll find a sleek powder room with a decorative stone wall, custom cement sink and Toto toilet. You’ll also find a stacked Asko washer/dryer, wine cooler, and multiple storage areas all tucked discreetly behind solid panel doors under the stairwell.

Sliding double-doors give way to the truly expansive, zen backyard which features both lounging and dining areas decked in Brazilian Ipe. This very private and special space features a beautiful shade tree as well as decorative lighting and a convenient irrigation system for the various plantings. There’s ample room to store recreational gear too.

One flight up from the living space is the entry mezzanine. Here you will find a bonus room overlooking the living area which has been built out as a custom office space with a large desk, shelving, and ample storage, and including a deep window seat with custom decorative cushions.

One more flight brings you to the top floor featuring a generously-proportioned main bedroom with large closet and adjacent terrace, a second full-sized bedroom, and a custom-built bath with a spa-quality shower.

The entire apartment is appointed with real hardwood floors and a ductless Fujitsu A/C system. Heat and hot water is provided by an efficient gas-powered tankless system and controlled via Nest.

95 Wyckoff is a 12-unit pet-friendly co-op with sound financials and an engaged community of owners. It’s located 1/2 block from Smith street, around the corner from the F/G trains at Bergen, and central to an abundance of shopping and nightlife favorites — all of your needs are at your fingertips. You will not want to miss this one!

First showings on Sunday 05/22 by appointment.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
