Property Description for 229 West 116th Street, 6-A

Outdoor space. A home office. In unit laundry. Soaring high ceilings. Incredible top floor sunlight. - What more could you ask for? Oh, wait! How about a 3.28% interest rate on a 30 year fixed mortgage you thought was a thing of the past? Not to mention up to $7000 towards qualified closing costs courtesy of one of our preferred lenders. Find all this and so much more at Unit 6A at The Casa Loma. Perched atop a 6th floor prewar boutique elevator building, this 885 square foot converted 2BR greets you with a proper foyer; have a seat and kick off your shoes as you prepare to unwind from the hustle and bustle of urban life. Upon entering the generously sized living/dining room with solid oak flooring, 11 foot ceilings, and Northern and Southern exposures, you are immediately greeted by open sky and a bounty of natural light. The open horseshoe kitchen, with an expansive granite breakfast bar, stainless steel appliances, abundant honey Shaker cabinetry, and glass tiled backsplash will beckon your most adventurous inner chef. And on those warm Harlem evenings, what better place to enjoy your kitchen creations than on your very own balcony soaking in the most incredibly vibrant Summer sunsets this side of the Hudson. Looking for a downtown view? Head on up just one flight of stairs and grab a table on the building’s massive roof deck. Legally a 1BR, the owners thoughtfully split the oversized bedroom to create an additional room perfect for a home office, art studio, additional sleeping quarters, walk in closet or wherever your imagination leads! The current primary bedroom is large enough to accommodate a Queen sized bed with side tables and a dresser and sports a double closet for plenty of storage. Or simply remove the wall to restore its original King size grandeur. Rounding out the apt you’ll find a windowed bathroom with a pedestal sink, in unit laundry, and HVAC units to optimize your climate control. Located on 116th just off Frederick Douglass Blvd and originally built in 1910, The Casa Loma converted to a 16 unit pet friendly elevator Condominium in 2007. The professionally managed building offers both bike and regular storage for each unit, exceptionally low common charges, and allows for pied-à-terres, investors, and parents buying for children. This prime South Harlem location puts you in an ideal spot just off Harlem’s Restaurant Row including Lido, Harlem Tavern, LoLo’s Seafood Shack, Blvd Bistro, Row House, Melba’s, Mess Hall, Double Dutch, Levain Bakery, and tons of shopping options. And with Central Park, Morningside Park, and Columbia University a few short blocks away, along with a plethora of transportation options including the A, B, C, D, 2, and 3 Trains, you'll find that you're exactly where you want to be.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
