Property Description for 202 Prospect Park Southwest

A dreamy house - and a rare opportunity to own a townhouse facing Prospect Park awaits. 202 Prospect Park Southwest is a beautiful, fully renovated, stunning townhome set directly on Prospect Park in bucolic Windsor Terrace. The house, a legal two-family being used as a one family, is 18’ wide with 4 bedrooms and 2.5 full baths, plus a fully finished English basement with coffered ceilings, exposed brick and a private entrance. This refined home has great light and graceful proportions. The sun-drenched parlor level makes a statement with its living and dining rooms. The living room is spacious and looks out onto Prospect Park. There are French doors into the formal dining room with views into the verdant backyard. The cove ceilings and parquet floors are lovely details. The renovated chef’s kitchen is appointed with a large farmhouse sink, granite counters, plenty of white cabinets with a pantry, high-end stainless-steel appliances, including a Bertazzoni stove and a Bosch dishwasher, and a window with a direct view to the backyard. There is a sweet half bath with marble tile flooring on this level as well as a cleverly hidden full-size washer/dryer setup. An intact original oak staircase leads to the second floor where the views of Prospect Park and the private garden abound and light streams through the skylight in the hallway. Two of the four bedrooms directly face Prospect Park, and the other two have views of the peaceful rear garden of the property. All four well-proportioned bedrooms are outfitted with nice sized closets. The full bath on this level is spa like, with Kohler fixtures, including a rain shower head, a huge medicine cabinet, recessed lighting, and a skylight. The cherry on top of this beautiful property is the garden/English basement floor, used as a hospitality suite. It’s a wonderful mix of old-world touches with modern style. Here exposed brick meets industrial style, with its coffered ceilings and cement floor hinting at steampunk flare. The large bathroom on this level is gorgeous in its simplicity – it utilizes the natural elements of the exposed brick and the cement along with copper fixtures and has a large window. The backyard delights with flowers. It’s perfect for grilling and relaxing. It’s a peaceful sanctuary in the city. The location is sublime: 202 Prospect Park SW. Across the street is an entrance to Prospect Park with all its year-round activities — the Summer Concert series, the Lake, roller skating, boating, ice skating, barbecues, guided nature walks, cycling, the Bat tour — making it the gem of the borough. The Parade Grounds and Tennis Center are also steps away. Looking for dining? The best of Windsor Terrace and nearby Park Slope is at your feet and all the shopping on Prospect Avenue and Prospect Park West are within a few block radius. You’ll enjoy dining at Cena, Della and Le Paddock on Prospect Ave. Don’t miss the weekly Fresh Air Market at Bartell Pritchard Square every Wednesday and Sunday! Transportation? Easy — the F/G lines are few short blocks away. Come take a look - you'll want to make this your own.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
