Property Description for 39 Claver Place

39 Claver Place offers all the comfortable living of an owners' duplex with a spectacular back garden, sprawling terrace, and dry, finished cellar PLUS the considerable financial benefits of a legal three-unit home generating solid rental income from two renovated floor-through, one-bedroom apartments on the upper floors.

Recently renovated, at almost 20' wide, this substantial house features original restored double doors and a pristine brick and brownstone facade. The front yard is paved for easy maintenance and has both a double and a single entry gate. (While there is no curb-cut, it is very possible to park a car here!) Enter the duplex under the stoop on the garden level to an open plan dining room and beautifully renovated chef's kitchen with a suite of stainless steel appliances, a large center island and tile floors throughout. There is ample work and storage space in this suburban-sized kitchen. An exposed brick fireplace (with a gas line ready for your gas insert) completes the Provencal country kitchen aesthetic. The full-bath features a walk-in shower, a large vanity, and convenient linen closet. Through French doors at the back of the kitchen you'll find a versatile flex room, currently used as a home office, but easily converted to a bedroom or den. Adjacent is a spacious laundry room, while large doors lead directly to the patio and stunning garden.

The parlor floor has soaring ceilings, a charming fireplace, also with a gas line, and original pocket shutters and doors. The rear parlor is currently used as a bedroom which leads out onto a huge, wide terrace with stairs to the lovingly cared for and maintained garden oasis. This floor also features a substantial bathroom with a jacuzzi tub. With enormous east and west-facing windows, all the levels of this home get fantastic light throughout the day. The duplex also boasts split system AC units.

The main hallway is grand with its original newel post and bannister and leads up to two high-income rental units. Both apartments are similar in size and are renovated with updated kitchens and baths. The top floor unit has been left open, but a wall can easily be erected to create a separate bedroom, just like the second floor. Throughout the home you'll find beautiful hardwood floors, high ceilings and original detail. Each of the three apartments has its own boiler, hot water heater and electric meter.

Located on quiet Claver Place, the location is incredibly convenient to all the restaurants and shops of Fulton Street as well as Harts and Golda (to name just two) , and a short jaunt to the A/C and S train. Blink gym and several supermarkets are close by.
The house can be delivered vacant.

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
