Property Description for 320 West 115th Street, PH

This Penthouse sits atop one of Harlem's most coveted Condominium developments: 320 West 115th Street. In 2017, two historical brownstones were combined to create 6 floor-thru units, spanning 34 feet in width with private elevator entry into each unit. As the crown jewel, the PH @ 320 W 115th enjoys a private outdoor oasis, overlooking Morningside Park and 2000+sqft of immaculate interiors designed by Jessica Salles. Soaring ceilings, spacious and sun-filled, this 4 bedroom, 3 bath home with a private roof terrace offers a modern take on townhouse living. The entry gallery provides a natural corridor, connecting the living quarters to the entertaining space. A wall of windows in the expansive living room offers views of trees on this quiet, Harlem side-street. The Great Room offers 25 feet of width, a rarity in newer homes which allows for multiple furnishing options and offers a sense of openness while a working fireplace sets the stage for a focal point. Glass sliding doors open into a 4th bedroom/office, a stylish solution to separating the space when privacy is needed. The chef's kitchen is equipped with a six-burner Miele gas range with industrial venting hood, dishwasher, and 36 inch Viking refrigerator/freezer. This oversized space allows for professional grade cooking and culinary creativity while a long breakfast bar serves as a natural gathering space for hanging out and casual dining option. The massive, main bedroom enjoys a custom built-in closet system and access to an en-suite marble bathroom with double sink/vanity and a glass enclosed shower with rain shower head. The second and third bedrooms offer excellent closet space and share a large bathroom with a stunning double vanity and large soaking tub with chrome hardware including a "water-wand." Not to be forgotten is the large laundry room equipped with full-sized, vented LG Washer Dryer, sink and storage (a true luxury rarely found in the city). Finally, a gorgeous, double height and open staircase leads you out to an outdoor oasis, a private roof terrace with a gas BBQ. Enjoy cocktail hour with the sun setting behind St. john the Divine and take in the scenery of the cherished Morningside Park. The home enjoys a painted-maple hardwood floors, incredible storage options and a fully programmable, 2-zoned central heat/air system allowing for fine-tuned climate control. With only six homes, 320 West 115th offers owners with a private gym, storage, bike room, planted terrace and virtual doorman service. The building is serviced by a professional management company and just under went a brand new renovation of the lobby. Enjoy easy access to the Northern Woods in Central Park (currently undergoing a $150M upgrade) as well as the Farmer's Market at Morningside Park. Just 1 block from the B and C trains as well as all the charming cafes and restaurants on Frederick Douglass Blvd. Showings by Private appointment. The floorplan shown is the original plan. The space can easily be changed back to this format.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
