Property Description for 8 West 13th Street, 11-RW

Located off the Gold Coast of 5th Avenue, this top-floor Greenwich Village loft has been impeccably renovated from top to bottom. A truly one-of-a-kind home, Residence 11RW offers open exposures to the South and West, providing incredible views and sunlight, while still offering privacy with no building closely abutting.

Designed by former Leroy Street Studio architects, the Milktrout Design Group, the space pays homage to the building's industrial past while offering designer fit and fixtures of the 21st century. The living space offers 11ft beamed ceilings, concrete floors and a wood burning fireplace. Smartly designed, the reclaimed heart of pine accent wall disguises multiple closets, providing ample storage space. This sleek, yet warm and inviting space is perfect for entertaining with a beautiful dining area that can easily accommodate ten guests.

The kitchen is professional grade in every aspect - designed by current owner (a chef) and Bulthaup, the German kitchen architects known for extraordinary quality. Hardy built the kitchen centered around a handmade chrome plated Slayer espresso machine - the Ferrari of espresso. A true chef kitchen, this one has both gas burners and induction cooking for ease, cleanliness and fire power and a full roof exhaust fan for smoke, heat and vapor ventilation. All water in the unit is charcoal filtered and pressurized with twin high transfer booster pumps. The kitchen is replete with a bar, 80 bottle wine storage and specially designed cabinets for a chefs crystal wine glass collection.

The Western facing primary suite is a serene retreat that offers incredible storage, with custom built-ins throughout. The bathroom offers beautiful custom clay tile, Waterworks fixtures and a concrete shower complete with custom teak shelving and storage. An oversized skylight showers the dressing area in light throughout the day.

Upstairs, the spare bedroom is light and bright and can easily accommodate both sleeping and a work-from-home setup. Smartly updated, without sacrificing an ounce of prewar charm, 11RW has a Sonos sound system, Savant home system to operate lighting, electric shades, and HVAC.

Built-in 1910 as a factory, 8 West 13th Street is an incredibly well-maintained cooperative made up of 30 unique loft-style homes. The building features a newly renovated lacquered lobby, keyed elevator, video intercom and a live-in super. Owners have the ability to rent indefinitely after living in the building for one year.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
