Property Description for 301 West 57th Street, 2-D

Ultra Low Monthlies and now 100k less! Excellent Value for the First Time Homebuyer and Pied-A-Terre Purchaser alike.

In a city with multiple epicenters of activity and action, find yourself pleasantly anchored in a prime location with easy access to work and play. Central Park Place is conveniently located on W 57th and 8th ave; Columbus Circle, Central Park, Lincoln Center, Time Warner Center, Whole Foods, numerous top-rated restaurants, and world-class shopping are right outside your doorstep and the subway station is right below the building!

Central Park Place is typified by a solid quality, attention to detail, and thoughtfulness that extends to the building amenities. The building features a 24 hour doorman and is staffed by a long tenured and caring team of service professionals. Pay special attention to the ultra low monthlies, under $1600, which is less than half of what you will see from similar condo units in the corridor. This doesn't mean you get shortchanged on amenities; the building features a health club, swimming pool, roof deck, lounge, and below market-rate guest rooms for rent if you have visitors in from out of town.

This oversized duplex unit boasts tons of closet space and has undergone a recent renovation before coming to market. On the first level, 2 large closets flank the entry foyer and there is additional storage under the staircase (perfect for anything from linens to luggage). Upstairs you will find a walk-in closet in the bedroom with a smaller closet that would be a perfect home for your shoe obsession. The generous floorplan provides ample space for dressers, credenza, and armoires.

New hardwood floors have been laid and special attention has been paid to lighting throughout with fixtures facilitating multiple moods to match your potentially desired ambiance. Pls feel free to zoom in on the floorplan to get an idea of all that has been done to bring this property to market. Bathrooms have been updated with classic subway tile and the result is simple, elegant, and timeless.

Kitchen features white shaker style cabinets that compliment brand new white marble countertops with stainless steel appliances including a dishwasher. The pass through kitchen window was extended to maximize openness and facilitate a better connection with the dining area. Feature wise, this is truly a turnkey property.

Let's talk about the vibe. Like a brownstone parlor floor, the lower level sets the stage for intimate dinners, spirited conversation, cozy couch time and daytime focus with 3 separate zones that lend themselves to each function. You have plenty of wall space for artwork, room for a 6 person dining table, large couch, conversational seating, a bar and a desk. The living room faces East and enjoys a calm light throughout the day.

Head up the staircase to the second level to find a king sized bedroom, complete with half bath, that feels more like a suburban primary suite than a Midtown condo. The deep window sill lends itself as a cozy perch, clamoring for a cushion, where you can watch the city flow by. Or you can simply utilize the serene suite to de-stress, and focus on catching up on sleep or your favorite shows. While the building does have shared laundry facilities, you will enjoy the use of the full sized private washer/dryer located on this floor.

Love your location. Enjoy the world class amenities, convenience, and overall ease of flow. Marvel at the towering architecture but scoff at their monthlies. Enjoy the Icarean climb of the supertalls while relishing your second floor duplex that feels more like a house than a hotel in the sky.

Hell's Kitchen | Manhattan

Quick Profile

There is some mystery surrounding Hell’s Kitchen and how it got its name. There’s the tale about two policemen discussing how horrendous the neighborhood was back in 1880’s. The rookie cop turned to the veteran cop and said, “this place is hell.” The veteran cop replied, “No, this is hell’s kitchen.” Some say it's named after a notorious 19th century motorcycle gang. Even the historians will tell you the neighborhood's name has dubious origins.

Regardless of how it got its name, Hell’s Kitchen is here to stay.

Hell’s Kitchen is an iconic neighborhood on the west side of Manhattan. Its boundaries are 34th and 59th streets and 8th Avenue to the Hudson River. The neighborhood has a dense urban feel with plenty of bars, bodegas, restaurants and coffee shops. It’s inhabited by an eclectic mix of young professionals, long term residents from the old days, LGBQT community and members of the performing arts community - due to the highest number of off Broadway theatres in all of New York CIty.

From the early 1800’s to the 1980’s, Hell’s Kitchen held the title for one of the toughest neighborhoods in the city. In its early history it was populated by poor working class Irish and street gangs. Riots, violence, and crime were not uncommon. During prohibition times it was said that Hell’s Kitchen had more speakeasies than children.

Several attempts of neighborhood rebranding have taken place over the years. Clinton, Midtown West, and even the short-lived Hell’s Canyon are a few of the replacement names that have been used. Hell’s Kitchen has a lot of grit and no shortage of fortitude. A trendy name change seems doubtful.

Hell’s Kitchen benefited greatly from the Times Square clean up in the 1990’s. When crime rates lowered and adult theatres and prostitution disappeared, Times Square became less sleazier. Soon after, Hell’s Kitchen changed. The days of Gangsters, Irish immigrants, and rough and tumble housing tenements are part of its storied history. They’ve been replaced with bars, bodegas, restaurants, off broadway theatres, and luxury buildings. The recent completion of Hudson Yards and the Highline extension has brought new life into Hell’s Kitchen

Low-rises, brownstones, row houses and 5 to 6 floor walk ups with studio and one bedroom apartments are common in Hell’s Kitchen. The local zoning laws from previous years kept the building heights on the lower side. Over the past decade, developers have been granted exceptions to building height zoning laws and created more modern highrise developments.
