Property Description for 250 Hoyt Street

Fabulous 3-family townhouse in prime Boerum Hill! The spacious apartments in this 20’x45’ home command excellent rental income with their generous interiors and abundant natural light. The building has undergone a series of upgrades in the past 20 years including most recently revamped hallways featuring new hardwood floors, lighting and a fresh paint job. The basement, which has updated mechanicals, offers plenty of additional storage and shared laundry. Built circa 1860, the residences feature lovely classic details like exposed brick, tin ceilings, original moldings, pine and parquet wood floors, and original fireplaces (currently non-operable) with marble mantels. The one-bedroom garden apartment has 10’3” ceilings and an open layout with generous living and dining areas and a galley kitchen. Sliding glass doors provide access to a private west-facing garden, lovingly maintained with mature plantings and flowers, bluestone pavers with charming walkway, a convenient privacy wall, and plenty of room for multiple sitting areas. The second floor unit is a one-bedroom with a central kitchen, windowed home office and oversized bathroom with exposed brick and jacuzzi tub. The top-floor unit has a large entry foyer, flanked by separate living and dining rooms. As currently configured, a sleeping area adjoins the living room in the front of the unit. The open kitchen has a window overlooking the garden, sweet black and white tiled floor, and full-sized stainless steel appliances. Best of all is the address between Douglass and Degraw Streets, at the crossroads of Cobble Hill, Gowanus and Carroll Gardens. The home is only 4 blocks to the F and G subway lines for a quick commute to Manhattan, 1 block from the Gowanus Canal, and 1 block to vibrant Smith Street with its hip restaurants, bars, shops and boutiques. Nearby as well are Cobble Hill Cinemas, Gotham Archery, Court 16 Tennis, Brooklyn Fencing Center, Brooklyn Boulders, Pig Beach, Royal Palms Shuffleboard Club, Insa, Threes Brewery, Lavender Lake, Ample Hills Creamery, Trader Joe’s, Whole Foods, Sahadi’s and more! House can be delivered vacant or with two tenants in place (top and garden level).

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
