Property Description for 149 Manhattan Ave

An incredible townhouse opportunity awaits in Williamsburg! This loft-like 25' wide brick building with a handsome cornice is a three-story gem with an oversized owner's duplex and a top floor 3-bed rental with a great rental income. Built 25' wide and 50' deep on a 75' deep lot, the owner's duplex alone is a 4 bed, 2.5 bath home with 2500 SF of sunny living space and a spacious garden. There is also a high-ceilinged clean and dry basement that provides ample storage, a washer and dryer, or could even be used as an artist's space with very little work. The top floor is a 3-bedroom, 1.5 bath apartment that will be delivered with great tenants in place until January 31, 2023. This top floor is way under market at $2900/month, and could also be incorporated into the owner's duplex in the very near future if you need more living space. Enter into the owner's duplex at street level, no stairs, into a light filled Great Room with high ceilings, a center kitchen, large living room in front and a dining room in the back that easily opens to the spacious and lush backyard. An additional bedroom on this floor makes a great guest room or home office separate from the additional three bedrooms upstairs, or open up the wall and have an even larger living space. With 11' ceilings and South-facing exposure, you really couldn't ask for a better common living space. It lives like a townhouse but feels like a loft, the best of both worlds! A modern rustic kitchen grounds this floor with its cool white subway tile and gray grout backsplash, granite countertops, and extra deep white apron-front French porcelain sink. Storage abounds in floor-to-ceiling white and glass fronted Amish-style cabinetry, and even includes extra pantry and bar space in the back close to the garden and dining area. This is a space that needs to be seen in person to truly understand how perfect the layout is, with its large open spaces, no walls, fantastic light in front and back, and easy accessibility to your spacious garden. Head upstairs to the extra deep second floor that offers three spacious bedrooms and a wide hallway with four generous storage closets for everything you can imagine. A South-facing Primary bedroom runs the entire width of the building offering three windows across, an ensuite bathroom, a sitting room, and three large closets. The back bedrooms are well-proportioned and a second bathroom on this floor adds to the convenience. The top floor is currently configured as a super sunny and very desirable three-bedroom apartment in great condition with 1.5 baths, a large living and dining room, and a clean and spacious kitchen. It would make a terrific addition to the lower duplex, or keep as a rental and be guaranteed a fantastic rent to help you pay the bills. The building has been wonderfully maintained by the current owners with a new boiler and hot water tank, and a beautiful brick fa ade offering great curb appeal. Enjoy your very own townhouse in an up-and-coming section of Williamsburg with a bevy of new cafes, bars, restaurants and parks in every direction. Street parking is easy and the Montrose Avenue L subway stop is just a couple of blocks away. All of the best that Bushwick has to offer is also around the corner, in addition to the Broadway Triangle amenities. This townhouse is a home run in terms of space, location, rent roll and condition. Book a showing today.

East Williamsburg | Brooklyn

Quick Profile

East Williamsburg is a mixed industrial neighborhood in Brooklyn, with many working factories that make everything from beer and wontons to clothing and concrete. You are likely to hear screeching, pounding and the deep thump of industrial machinery throughout the day. East Williamsburg has become a haven for artists and musicians of every description, who are attracted to the large open loft spaces of the converted industrial buildings. The area has attracted a younger crowd of 20- and 30-somethings that are drawn by affordable rents and a generally lower cost of living.

There is a rich history of immigrants from Puerto Rico and Italy, and oddly enough, they chose to settle on opposite ends of Graham Avenue, with the Italians on the north and the Puerto Ricans on the south.

Housing in the area consists of mid-rise apartment buildings, row houses, and public housing complexes. There are also smaller multi-family apartment buildings available. Lofts are becoming more prevalent as the older, abandoned factory buildings come up for sale and are converted into residential properties.

East Williamsburgfairly pulses with a creative vibe. There are unique shopping venues, numerous tiny coffee shops, interesting restaurants, and cafes, along with food trucks that frequent the area. The grocery stores are affordable and carry a wide variety of goods that appeal to the eclectic tastes of the neighborhood residents.

There is a vibrant bar scene, where you will find mostly local residents imbibing, so it is easy to make friends among your neighbors if you stop in frequently at your favorite watering hole. There are many interesting shops, bars and restaurants tucked in amongst the warehouses and factories. Many do not invest in elaborate signage, so it can be difficult to find some of the best spots. Keep an eye out for hand-painted signs on the sides of buildings with arrows pointing to nondescript, nearly invisible entrances.
