Property Description for 1614 11th Ave

Expansive and unique 50’ wide, 2 family home + doctor’s office (used as a 3 family ), is superbly located in the heart of Windsor Terrace. With charm and character, this well maintained home with a distinctive patterned brick facade, offers a plethora of possibilities. Use in its current configuration as a three family, convert to a two family duplex with a first floor rental (see alternate floorplan), or go back to the two family plus doctors office status. The property possesses beautiful pre-war details such as leaded-glass entryways, fully intact picture frame moldings in the living and dining rooms, parquet floors, and a gorgeous stairway leading upstairs, and up to the roof, which is in excellent condition. High ceilings are an additional benefit. The first floor is set up as a studio apartment and was fully renovated a year and a half ago – adding a wall easily turns this into a proper one bedroom apartment. The kitchen and the bath in this apartment are lovely - the kitchen has plentiful maple cabinetry and granite countertops and stainless appliances, including a microwave and a dishwasher. This apartment also functions as a maisonette, as there are two entrances–one through the building, the other directly into the apartment. The second floor is a lovely two bedroom apartment, complete with a living room and dining room, and a large eat-in-kitchen. It is easy to turn this into a three bedroom apartment to maximize rental income. The third floor is sunny and is a proper three bedroom apartment, complete with a living room and a dining room. Situated on a quiet street just a block from Prospect Park and close to all shopping and transportation, amenities abound. Nearby eateries include Krupa Grocery, Poetica, Double Windsor, Windsor Tavern, Elora’s and Giovanni’s Bklyn Eats. Or walk into Park Slope for additional options. Use the playground at P.S. 154 up the street, or head into Prospect Park. It’s just moments to the subway to the F/G trains at 15th St. Don’t miss this unique opportunity to create a spacious dream home with rental income in prime Windsor Terrace!

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
