Property Description for 271 West 122nd Street, 1

A beautiful private terraced garden is the focal point of this expansive triplex condo. It also includes a working gas fireplace, a dramatic steel and glass staircase, and huge windows overlooking the garden. This is an unusual opportunity for someone who loves to live in NYC in style, both inside and outside. And its location, just steps from restaurant row along Frederick Douglass Boulevard, is also ideal for going out and exploring the wonders and variety of the South Harlem neighborhood and the Upper West Side. With 2,453 interior SF, you will find that this apartment has the flexibility to entertain while simultaneously offering multiple private spaces for escape and quiet relaxation. The 600 SF private terraced garden sanctuary has been planted with hydrangeas, bamboo and dozens of perennials for beautiful foliage that is ever-changing and is appreciated year round through the 20’-wide walls of glass in the living and dining areas. Walk out to the garden and relax in lounge chairs with coffee or cocktails and barbecue your dinner. A separate upper level of the garden comfortably seats eight for outdoor dining. Built-in lighting encourages spending time outside long after the sun sets. Inside the chef's kitchen, you will find a commercial grade 48” Subzero refrigerator, a vented 36” Wolf six burner gas range and oven, earth-toned caesarstone counters, a breakfast bar, and a separate pantry. The dining area adjacent to the kitchen fits a table for six to eight guests and enjoys the lovely views of the garden. The bedroom level, which has direct keyed elevator access, includes a primary bedroom that faces south and benefits from direct natural light through another wall of windows. This bedroom also features a windowed custom walk-in closet and an en-suite bathroom with a deep soaking tub and a separate glass shower. There are two additional ample sized bedrooms, another full bathroom, and a vented oversized washer and dryer by LG. The fourth bedroom, on the main floor, doubles as a den or home office. 271 West 122nd Street is a boutique six-story condominium with only four apartments. The location is hard to beat for uptown life - just a few steps from Harlem's restaurant row, the A/B/C/D and 2/3 train stations, Whole Foods, Trader Joe's, Morningside Park, Central Park, and a host of other shopping and dining options. Heat and hot water are included in the common charge and there is a real estate tax abatement through 2025. Private storage is included at no additional charge. All open houses and showings are by appointment only.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
