Property Description for 260 West 132nd Street

260 West 132nd Street is a stately two-family brownstone perfectly situated on a quintessential Harlem block. It houses a 2,550 square foot owner's triplex with 4 bedrooms and 3.5 bathrooms as well as a 1,700 square foot garden residence with 2 bedrooms and 2 bathrooms. Originally constructed in 1910, the home underwent a complete renovation in 2015 and now offers a seamless combination of modern amenity and coveted original detail. With exposures from the north and south, the home is filled with light all day. Enter onto the parlor floor and be greeted by expansive dimensions and 10.5' ceiling heights. The kitchen anchors the space and offers its user a suite of top-end appliances including a double refrigerator by Electrolux, a wine fridge by Summit, a 6-burner Capital stove and range, an espresso maker and dishwasher each by Miele and a Bosch microwave. It's finished with stunning, thick-cut Carrera marble countertops and classic white cabinetry. Open on either side to spacious living and dining rooms, this level is truly perfect for entertaining. From here, flow outside to a lush and green garden oasis, complete with a fire pit and framed by a plethora of lovely plantings. On the second level, two large bedrooms each enjoy an en-suite bath and ample closet space. The south-facing bedroom enjoys access to a private balcony. A spacious laundry room is also located on this level. The primary suite encompasses the entirety of the third floor. It offers multiple closets including a large walk-in; an en-suite windowed bath with marble finishes, a walk-in shower and a deep soaking tub; a sitting room or home office and a third private outdoor space off of the bedroom. The combination results in a private and tranquil retreat from the bustle of the city so nearby. Separately, the 1,700 square foot duplex garden apartment serves as an excellent space to host guests or as a viable income-producing rental property. It is separately metered, has all high-end finishes, in-unit laundry facilities, appliances by Miele and Bosch and a calm, serene demeanor. Photos of the unit are available upon request. 260 West 132nd Street is located on an excellent brownstone-lined block and enjoys close proximity to many transit options, including the 2/3, 4/5/6, B/D and A/C all at 125th Street. The property benefits from its close proximity to many prestigious academic institutions and is close to Harlem favorites such as Red Rooster, Clay, Maison Harlem and more.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
