Property Description for 27A Harrison Street, TH

New Lease Price Virtually Staged

Welcome to the heart of Tribeca. This 25-ft wide, 3500 SF townhouse features four bedrooms, four and a half bathrooms and a tranquil south-facing garden. A designated historic landmark, this townhouse was designed and built in 1791 by John McComb Jr, architect of City Hall and Alexander Hamilton's country house (both of which are national landmarks). Located on a cobblestone street with its iconic brick fa ade, pitched slate roof and dormers, its exterior is considered a fine example of early Federal-style architecture, while its interior has been updated for modern living and comfort. On the parlor floor, you enter through the gracious foyer that is large enough to serve as a mud-room and has abundant closet space. The foyer flows into a massive, open loft-like living room/dining room with soaring 10ft ceilings, grand windows, decorative fireplace, and northern light all day long. The expansive living space opens to a modern chef's eat-in kitchen, featuring white cabinetry, pantry, ample counter space, metallic green-grey glass backsplash, and a full suite of stainless steel appliances: Subzero refrigerator/freezer, Miele induction range/oven with overhead vented hood, Miele dishwasher, wine fridge, built-in espresso machine and microwave oven. South-facing kitchen windows with privacy shutters offer beautiful views of your landscaped garden. Approximately 525 SF in size, your garden features a bluestone patio, boxwood hedge, birch and maple trees, flowering hydrangea-covered brick wall, and automated irrigation system. This floor also includes a powder room for guests. The top floor, with 12' vaulted ceilings and light flowing in from dormer windows and a skylight, is reserved for an oversized primary suite that occupies the entire floor. This sun-filled suite offers outstanding storage space with multiple closets and enough room for a sitting area, exercise bike, and a home office. The open concept bathroom has an oversized copper soaking tub, custom granite double shower, and a decorative fireplace. The second floor has two oversized bedrooms, both with ample storage, large windows, and uniquely tiled en-suite bathrooms with deep tubs. There is a separate hall landing area with additional storage that could be used as a play space or home office. On the staircase landing, a built-in window seat overlooks the garden, perfect for the afternoon lay about. The lower level has natural light access and includes a large lounge area/gathering play-room, an oversized bedroom and a full bathroom with glass enclosed shower. There is a spacious laundry room with Miele washer and dryer, sink, folding area, storage cabinets, and separate utility storage. This townhouse is wonderfully proportioned with great ceiling heights, north and south light throughout and beautifully landscaped outdoor space. No detail has been overlooked: from the charming exposed brick, wood beams, white wide-plank wood floors and window shutters to the built-in bookcases, dual window treatments for sun and privacy, two zones for NEST thermostat-controlled central heat and air conditioning throughout, and adjustable lighting options in almost every room.Steps from world class restaurants, hotels, shopping, groceries, farmer's market, and so much more. One block across West St. is the Hudson River esplanade, offering 500 acres of waterfront open space and recreation and perfect for early evening or sunrise strolls. Walk south to Battery Park. Transportation options are abundant with A/C/E, 1/2/3, N/Q/R/W, J/Z, and 6 trains, excellent bus service, and CitiBike. Tribeca | Manhattan

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
