Property Description for 806 Greene Ave

A 19th century architectural south facing masterpiece located in the heart of Bed-Stuy, 806 Green Avenue is a magnificent example of historic brownstone architecture enhanced by modern interior design. A four story, three-family building currently configured as two residences, it offers a superb chance to obtain a gracious home and income-generating property in one of Brooklyn's rapidly transitioning neighborhoods. The preserved Victorian Italianate fa ade features the iconic stoop and window details typical of its era. A sweeping stair rises above a front yard to a foyer entrance awash in period charm, from the antique hardware of the front door itself to the striking Spanish floor tiles and colorful tempered glass designs of the interior double doors. An elegant wooden hand railed staircase accesses every floor; a skylight above floods the stairwell atrium with natural light.
The lower-level two-bedroom, two-bath duplex, with private entry at the garden level, incorporates a foyer giving out upon a stylish and spacious living and dining space with solid white oak floors, built-in shelves and a work station/desk unit. Appointed with sleek stone countertops and island, hardwood cabinets and modern appliances, the handsome country-style kitchen provides everything for the ambitious chef. A lovely garden area, featuring a stone slate walkway, a bed of wood chippings and framed with a rustic wooden fence, provides the perfect place to relax alone or with friends. Windows at either end channel light into the interior throughout the day; exposed beams and the kitchen's original monumental working fireplace - preserved intact with its gigantic stone lintel - add truly unique character. On the parlor floor above, accessed by a private stair, the primary and secondary bedrooms - the latter with its own fireplace - can share direct access through a pair of pocket doors. Gorgeous original herringbone floors, original woodwork, high ceilings, two sumptuous full baths and roomy closets round out the amenities.

The higher-level duplex, also two-bedroom, two-bath, pairs a charming and airy living space with a bright and spacious kitchen and dining area, also replete with stone countertops, hardwood cabinets and state-of-the-art appliances. Both rooms boast high ceilings and striking working fireplaces as well as a luxurious full bath. The primary bedroom's sense of historic presence is enhanced by a second brick fireplace and garden views through three windows. Roomy closets and a spa-like full bath are adjacent to both primary and secondary bedrooms, the latter of which sports a dramatic exposed brick wall. A third room opening off the secondary bedroom currently serves as a peaceful home office but could be converted to a nursery or guest bedroom. Solid white oak floors appear throughout.

The neighborhood of Bed-Stuy, is swiftly transforming into one of Brooklyn's most fashionable, & trendy hot spots with dozens of cafes, bars and art spaces opening everywhere. Block after block of tree-lined streets shade one of New York's largest collections of historic homes; J/M trains are nearby. A lifetime's opportunity to own a potential income-generating property and private home framed in a classic New York style.

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
