Property Description for 1174 Jefferson Ave

1174 Jefferson Avenue is a 20’ wide two-family, three story, handsomely renovated townhouse on a lovely tree-lined street in Bushwick. The 3 bedroom/2 bath upper duplex unfolds over more than 1,700 square feet of gracious living space. Soaring 11’ ceilings, over-sized windows, 4 decorative fireplaces, and a stairwell skylight bring a peaceful elegance to the home. On the parlor floor you’ll find a large living room, a spacious interior sitting room, a dining room, a windowed galley kitchen, and a full bath. Upstairs are three bedrooms and the second bath. The primary suite consists of two large rooms, both of which easily accommodate a king-sized bed. Use the interior room as your sleeping chamber and the garden-facing back room as a private study or use the back room as your bedroom and convert the interior room into an enormous dressing room - The possibilities are endless! At the other end of the hall are two bedrooms with street-side treetop views. The first is large enough for a king-sized bed. The second is perfect for a nursery or study. Below the duplex is a charming garden level 1 bedroom/1 bath residence featuring white oak flooring, a windowed kitchen with stainless steel appliances, and a large living room with glass-paned French doors that lead to a generously sized bedroom. The apartment has been soundproofed to ensure privacy between the two residences. Laundry and access to the sprawling backyard are also found on the garden level. 1174 Jefferson sits on a 20’ x 100’ lot and is currently built at 2,700 square feet. FAR allows for an additional 2,000 square feet to be added. The home is perfect for an end user wanting to rent out a unit to offset financing or create an enormous single-family home. The residence is located on a beautiful tree-lined street in burgeoning Bushwick with its galleries, restaurants, nightlife, and vibrant street art that appears tailor-made for Instagram. There is easy access to the Halsey St J subway stop and the Wilson Avenue L. A Citibike station is just down the block.

Bushwick | Brooklyn

Quick Profile

As one of the most diverse neighborhoods in New York, Bushwick offers a perfect snapshot of just how multicultural the city is. Long-established as an amalgam of cultures and ethnicities, a wave of varying types of immigrants trickled in from the seventeenth to twentieth centuries, with Bushwick largely becoming a home to Hispanics of Puerto Rican and Dominican backgrounds by the latter part of the twentieth century.

With the Bushwick Initiative of the mid-00s that aided in revitalization, it became an attractive area to young professionals and artists. And even now, Bushwick has sustained affordable rent prices where other North Brooklyn counterparts, like Williamsburg and Greenpoint, have become more expensive. Priding itself on the weird and the wacky, numerous art collectives thrive in this part of Brooklyn, once famously named the seventh coolest neighborhood in the world by Vogue.

Though it has drawn in many tourists in recent years (there’s even a graffiti tour you can take from the Bushwick Collective), the neighborhood remains very much community-oriented, and has not been subject to quite the same sort of corporate infiltration phenomenon of its nearby Williamsburg environs.

But yes, of course, Bushwick has come a very long way from its 80s and 90s reputation as being “The Well,” a nickname given to it for its free-flowing and widely available amount of drugs (quantity over quality being the cliche applied here).
