Property Description for 70 Washington Street, 6-A

Wishing for an Authentic Loft with a Coveted Cabana in DUMBO? If an expansive old world loft in a vibrant neighborhood coupled with today’s most sought-after of amenities –- a private, outdoor oasis dominated by extraordinary views -- is on your wish list, then wish fulfilled. Live well and luxuriate in this stunning 1 bedroom loft with secondary sleeping area or home office (both options featured in photos), 1.5 baths at 70 Washington Street, a premier condominium on a cobblestoned street nestled near Brooklyn’s fabled waterfront. Besides the loft’s impeccably designed, timeless interiors, you’ll have the rare pleasure of enjoying your own private rooftop cabana complete with electricity and water, breathtaking views of the Manhattan Bridge and the incredible Manhattan skyline. Equally impressive is the loft’s voluminous great room (it reflects 70 Washington’s largest layout at ~ 39’ x 17’), bathed in natural light by oversized eastern windows highlighting DUMBO’s distinctive architecture and perfectly proportioned for living, dining and entertaining. Unlike some other layouts, there are no structural columns impeding the flow of space, so you’re graced with an incomparable open expanse offering the utmost flexibility for design and use. Airy 11’ beamed ceilings, beautiful refinished bamboo floors, solid core birch doors and refined modern finishes enrich the ambience. Other notable upgrades encompass a new washer/dryer in the utility room, and a new HVAC unit for climate comfort all year long. The sleek open kitchen is a contemporary chef’s dream featuring abundant cabinetry with separate pantry, a huge island with sink and storage, owner-installed tiled backsplash and premium appliances including a new wine cooler. Unwind in the blissful, king-sized primary bedroom suite, boasting a dressing area/walk-in closet, and stylish 5-fixture spa bath with dual sinks, a soothing soaking tub and separate shower. The interior home office makes for an ideal WFH space or secondary sleeping quarters. A proper entry foyer, laundry room (that might allow expansion for 2nd full bath) and a chic powder room heighten the elegance. Built in 1910 as a factory and converted to a luxury condominium in 2005, 70 Washington Street offers residents a host of attractive amenities: 24-hour attended lobby, onsite fitness center, package room, and a recently renovated 7,500SF landscaped roof deck with spectacular views for lounging and socializing. The superlative location in the heart of the Brooklyn Waterfront District, mere minutes from the gorgeous 85-acre Brooklyn Bridge Park on the East River with tons of events and activities. Also nearby are acclaimed restaurants, trendy eateries, Time Out Market, eclectic boutiques, Empire Stores, art galleries and theater spaces, as well as the A, C, F, 2 and 3 trains, Citi Bike stations and East River Ferry/Water Taxi. Please note that there is $335.26 monthly capital assessment in place through 2023.

Dumbo | Brooklyn

Quick Profile

DUMBO, which is an acronym for Down Under the Manhattan Bridge Overpass, used to be a lively industrial and manufacturing zone, full of large factories and warehouses. These buildings have now been converted into expansive lofts, theaters, galleries, and office spaces for start-up companies. These larger residential spaces are attractive to families and creative artists and writers who need space to dream and create.

DUMBO was named in 1978 as a sort of reverse marketing ploy to try to keep people from swarming into the area, attracted by the quaint tree-lined streets, elegant historic brownstones, large lofts, and views of Lower Manhattan. It was felt that this influx of people would change the nature of the neighborhood. It was hoped that by giving the area a ridiculous name, nobody would want to live there.

Many of the neighborhood’s bars, hotels, and restaurants capitalize on the stunning waterfront views and the Manhattan skyline in the background. Interesting and fun cultural events are held under and around the Brooklyn and Manhattan Bridges that connect DUMBO to Manhattan. One of these is the annual Oktoberfest.

With beautiful vignettes of the Manhattan and Brooklyn Bridges being framed around every corner, DUMBO provides residents and tourists with charming, and often surprising, views. Because the neighborhood is eminently walkable and filled with unique shops, it feels like a small town on the edge of a major urban waterfront. Once people move to DUMBO, they tend to stay and become involved in the community.
